Ms. Michelotti wanted to get input from the developer on whether Mr. Pico's <br />requests were reasonable. <br /> <br /> Mr. Roush indicated staff could draft more specific criteria regarding noise <br />reduction and the green building concepts. <br /> <br /> Ms. Michelotti thanked Ms. Ayala for the information regarding her tour of the <br />cxisting PE Biosystems facility. She believed this company was the best for this site and <br />she wanted to bring it to Pleasanton. She supported mixed use conditions and a review of <br />the number nfparking spaces. She commended PE Biosystems for its use of <br />transportation management programs. She believed there were 350 employees who <br />would want to transfer to the Pleasanton facility. The floor area ration is 28%, which is <br />far less than it could have been. Council would be adopting the design guidelines, which <br />cannot be changed. The project has increased setbacks and considered the views of the <br />neighbors. Her one concern was the view of the site when driving north on 680. She <br />hoped PE Biosystcms would preserve the beauty of a building in conjunction with the <br />open space around the lake. She did not want the hill graded too much and hoped that <br />the new building to be constructed would match the terrain and be a tribute to the City. <br /> <br /> Ms. Dennis agreed with a condition regarding the types of uses for the site. She <br />felt that people did not believe the information presented in the traffic studies. She felt <br />the ditt~rence in traffic from 1.1 million to 750,000 square feet of building would not <br />cure what is happening on 680. She preferred to base her decisions based on the studies <br />presented by staff. She felt with the campus use there would be lower employee density. <br />Council is approving a PUD whether PE Biosystems is the buyer or not. She agreed with <br />the use of rubberized asphalt, phased construction and herms. She assured the citizens <br />that the $400,000 would be used in that area. She encouraged the neighborhood to work <br />positively with the developer in consideration of the change of use and employee density. <br />She did not think it was useful to continue to try and reduce the mount of square ibotage <br />and morc positive things could be accomplished for the neighborhood with a different <br />focus. She felt the company has done a good job responding to visual concems. <br /> <br /> It was moved by Mr. Pico, seconded by Ms. Ayala, to introduce Ordinance <br />No. 1808, to be read by title only and waiving further reading thereof, upholding the <br />appeal of Kaiser Aluminum and Chemical Corporalsion thereby granting approval <br />Of a Planned Unit Development master plan and design guidelines that would allow <br />for development of up to 960,000 square feet of office, research and development, <br />light manufacturing, assembly, sales and warehouse to be located on an <br />approximately 80-acre parcel at 6177 Sunol Boulevard, subject to certain <br />conditions, including the following additional conditions: a goal of no more than <br />2,600 employees on the site; noise reduction programs to be studied inehding the <br />use of rubberized asphalt pavement on Sunol Boulevard; include the use of Green <br />Building concepts for recycled materials and diversion of waste materials; accept <br />$400,000 for acquisition and construction of a neighborhood park in the vicinity of <br />the project; amend conditions 56 concerning the installation of a berm to screen the <br />parking lots; amend condition 10 concerning the installation of the relocated <br /> <br />Pleasanton City Council 16 07/11/00 <br />Minutes <br /> <br /> <br />
