Ms. Dennis pointed out that the tenant would be required to participate in the
transportation systems management programs and the level of participation would
increase as traffic levels exceeded what is set forth in the staff studies.

Mayor Tarver agreed with Mr. Pieo's comments. He did not want to see a sea of
asphalt if all the parking is not needed.

Mr. Mantoani indicated the parking would be reviewed in phases as the property
develops. They do not want to waste space, but do want to preserve their rights.

Ms, Michelutti agreed that since it is a phased project, parking could be reviewed
as the project develops.

Mr. Mantoani stated the prqiect will be phased over eight or nine years. In five
years, it is expected there would be 500,000 square tYet.

Mr. Pico asked ifPE Biosystems would be willing to adopt "green" building
guideline standards.

Mr. Mantoani was not certain what that entailed and did not want to make a
commitment until he had reviewed the issues.

Ms. Dennis pointed out the City has not adopted those standards yet and this
would be the first commemial building to explore that. She asked if the company would
agree to recycle mate~ai when the existing buildings are demolished in order to reduce
the impact on the City's landfill.

Mr. Mm~toani indicated the company has an extensive recycling program and he
would be willing to work with the City on that issue.

Ms. Michelotti asked when construction would start on the new buildings.

Mr. Mantoani said the existing building will be occupied, then constructinn would
start on the new building of about 300,000 sq. fi. When that is complete, the employees
will move to the new building and the old building will be demolished. They will then
proceed with construction of the remainder of the proposed project.

Ms. Michelotti indicated that presently when the site is seen from 1-680, one looks
down into the site. She asked if there are buildings in the low portion of the site that
would be increased in size.

Mr. Mantoani reileruted that this is a conceptual plan and when the final plans are
developed they hope to take full advantage of the site.

Mayor Tarver declared the public hearing open.

Pleasanton City Council 10 07/11/00
Minutes
