Mr. Swift repIied that certain uses that are genetically called retail fit in this <br />zoning district. Antique stores are not an itemized use, however the City allowed this <br />collective to locate here under a broad interpretation of furniture stores, which are <br />allowed in this zone. Mr. Cox characterized his business as being 50 % or more furniture <br />sales. <br /> <br /> Ms. Michelotti asked Mr. Swim about the signage around the building, numbers 9 <br />and 10. She asked tbr the dimensions of these two pieces. <br /> <br /> Mr. Swift responded by saying that the one on the east is 2 x 10 and the one on <br />the west is 2 x 15 or 3 x 15. The one on the west is proposed to be larger than the one on <br />the east. The one on the east is proposed to go on the same cabinet as what was <br />originally planned. The antique store sign that is there is a temporary sign and these are <br />in the same location as the proposal and very close to the size. <br /> <br /> Mr. Pico asked for the total square footage of the signs that the Planning <br />Commission approved for this project. <br /> <br /> Mr. Swift said that the Planning Commission didn't actually approve any <br />particular amount of signage. They left the final size and location of the three signs in the <br />front of the building to be worked out, because they were not going to go in the canned <br />areas that were originally part of the approval. They delegated staff to work with the <br />applicants to come up with a wooden sign program with the exterior lighting that would <br />fit on those three portions of the building where they would allow the signage. This <br />could be much bigger than the 2 x 10 can that is there now. <br /> <br />Mr. Pico asked about the window sign allowance. <br /> <br /> Mr. Swiet said that the Planning Commission approved one open neon sign and <br />one neon antique sign. <br /> <br />Mr. Pico asked about painted or other kinds of signs. <br /> <br />Mr. Swift said the Commission did not allow those. <br /> <br /> Mr. Pico said that in the do,3mtown district, doesn't the City allow 25% of the <br />window space for signs? <br /> <br /> Mr. Swift said that the downtown central commercial district has its own special <br />rules. A business is allowed up to 25% of its windows to be used for signage, but there is <br />a choice. A business can either do window signs or building signs, but do not get two or <br />three different kinds of signs. It all totaled up to the total allowed. With second floor <br />businesses, for instance, window signage is the only sign that is allowed.
