6. PUBLIC HEARINGS AND OTHER MATTERS <br /> <br />Item 6a <br />PAP~07 (PUD-98-07}, Kaiser Aluminum and Chemical Corporation <br />ADl~eal of the Planning, Commission's denial of an application for a Planned Unit <br />DeveloDment aDDroyal for a master Dlan and desis,n ~,uidelines that would allow up <br />to 1.1 million sol.ft. of office/research and development buildings to be located on an <br />aDnroximatelV 80-acre Oareel at 6177 Sunol Boulevard (SR 00:070) <br /> <br />Brian Swift presented the staff report. <br /> <br />Mayor Tarver opened the public hearing. <br /> <br /> Robert B. Burke, 24 Diablo Creek Place, Danville, representing Kaiser <br />Aluminum, stated this plan is the result of ten years of effort and meets all requirements <br />of the 1996 General Plan. It is proposed to be a single user campus site. It is hoped the <br />user will be l~om the South Bay and take traffic off 1-680 and the Sunol Grade. He <br />presented a brief history of the property. In 1992 a plan which included housing was <br />rejected by the neighborhood. In addition the Zoning and Housing Committee of the <br />General Plan Review Committee had also disapproved of housing on this site. He stated <br />the square footage had been reduced 33% from the 1989 PUD approval to fit the area <br />better. He felt the plan was non-obtrusive to the neighborhood and pointed out the <br />project will provide $9.6 million in impact fees to the City of Pleasanton and an increase <br />in property taxes of $5.5 million per year. He presented letters from forty citizens in the <br />neighborhood supporting the application. <br /> <br /> Ms. Dennis inquired about a park or trail on the Kaiser site. People are concemed <br />that there is no park in the neighborhood and there is concem about losing the open space <br />on the site. <br /> <br /> Mr. Burke said a trail is provided on the property and described the route. He said <br />care has been taken to make sure the open space appearance remains the same and the <br />lake is protected. <br /> <br /> Joe DeCredico, 1045 Sansome Street, San Francisco, described the design of the <br />project in detail and referred to renderings on display. The buildings are set back from <br />the street 200 feet; from 200 to 300 feet the buildings would be up to 35 feet high and not <br />until 300 feet from the street would a building go to three or four stories. He described <br />the proposed trail around the property and indicated the design guidelines have been <br />carefully worked through with City staff. Kaiser has met and exceeded City standards. <br /> <br /> Hans Korve, Korve Engineering, 155 Grand Avenue #400, Oakland, represented <br />Kaiser as the traffic consultant.
