Mr. Pico inquired if there was provision for an outdoor patio for employees to use as a <br />break area. <br /> <br /> Mr. Swift indicated there is not a large number of employees for a building of this size. <br />He stated there is an outdoor area near the main entrance of the office building. He further <br />stated that Unisource had chosen this site keeping in mind the commercial/retail facilities <br />available for their employees. <br /> <br /> Mr. Sweeney answered prior questions stating the facility is operated five days a week. <br />Phase II of the facility will be approximately seven to ten years away. One of the conditions <br />of approval is that trucks must use only Hacienda Drive unless making local deliveries. <br /> <br /> Mr. Pico asked if a design professional had reviewed these plans. He expressed concern <br />about the mass of the building and desired some way of breaking that up. Mr. Swift responded <br />that the City retained a consultant to review the plans and staff was satisfied that the landscaping <br />will be sufficient. Many of the trees will be fifteen to twenty feet tall when planted. Other trees <br />may take up to five years to reach full height. <br /> <br /> Dan Reid, 9624 Paseo Montril, San Diego, Project Manager for Unisource, pointed out <br />that there is a condition that provides for any expansion to go through the planning process and <br />problems with landscaping could be reviewed at that time. He described the proposed <br />landscaping and tree sizes in detail. Mr. Reid explained that renderings do not show complete <br />landscaping because it is more focussed in showing the building. Also a bird' s eye view is good <br />for showing the building, but does not adequately demonstrate screening from landscaping. <br /> <br /> Mr. Pico indicated that was a partial answer, but still preferred to add a specific <br />condition to allow review of the landscaping. <br /> <br />There being no further testimony, the public hearing was closed. <br /> <br /> Ms. Mohr expressed her objection to the way some of the backflow devices throughout <br />town had been wrapped and wanted to add a condition to this project regarding this issue. <br /> <br /> It was moved by Ms. Mohr, seconded by Ms. Scribner, to adopt Resolution No. 94-106, <br />approving the application of Unisource (Alco Standard Corporation/Prudential Insurance <br />Company) for development plan approval to construct an approximately 535,000 sq.ft. <br />warehouse/distribution facility on a 22.37 acre portion of a 33.4 acre site located at the northeast <br />corner of Hacienda Drive and Gibraltar Drive (South) in the Hacienda Business Park, subject <br />to the conditions of approval in the staff report and adding an additional condition to allow a <br />review of the landscaping in five years to determine whether supplemental planting is necessary <br />for adequate screening of the building, adding condition 26 as provided by staff, and concurring <br />with the Planning Commission approval for a conditional use permit. <br /> <br />09/06/94 <br /> - 10 - <br /> <br /> <br />
