Mr. Swift indicated he did not know of a similar sized building; however, it was a little <br />larger than the footprint of Stoneridge Mall and a little smaller than the Safeway distribution <br />center near Tracy. He then reviewed the landscape plan to camouflage the size of the structure <br />and pointed out provisions for screening mechanical units on the roof. <br /> <br /> Mr. Tarver asked how the distance of this building relates to the Springhouse apartments. <br />Mr. Swift indicated the distance was similar, but the setbacks for the warehouse are greater than <br />for any residential project in Hacienda. <br /> <br /> Ms. Mohr asked for and received clarification of the depth of the "step" effect on the <br />long walls. <br /> <br />Mr. Tarver declared the public hearing open on the application. <br /> <br /> Mark Sweeney, 4309 Hacienda Drive, representing Prudential, introduced other <br />representatives who were available to answer questions on this application. He pointed out the <br />setback for this project is fifty feet, not thirty, and explained the height of the building in <br />relation to surrounding properties. Mr. Sweeney explained that all surrounding tenants were <br />notified of the proposed project and none had any problems. He further stated that Unisource <br />will be the owner of the property and explained the major commitment this project represents. <br />Referring to Mr. Pieo's question, Mr. Sweeney indicated the CLrcuit City warehouse in <br />Livermore is similar size and the Kaiser Permanente project in Livermore is a little smaller at <br />350,000 sq. ft. Prudential and Unisource have reviewed the staff repen and agree with the <br />conditions of approval. <br /> <br /> Gene Cipparone, 9645 Granite Ridge Drive, San Diego, architect for this project, asked <br />if Council wanted a full presentation or just responses to questions. <br /> <br /> Ms. Mohr asked about the depth of the insets. Mr. Cipparone responded that the panels <br />ranged from 16 feet to 24 feet. <br /> <br />Mr. Tarver asked what composed the outside finish of the building. <br /> <br /> Mr. Cipparone responded that all surfaces will be painted in three shades with medallions <br />in the center of the "X" in each panel. <br /> <br /> Bert Felix, 2860 Garden Creek Circle, asked about the noise impact on the nearby <br />townhouses and the hours of operation of the warehouse. <br /> <br /> Mr. Swift explained the City standards for decibel levels, which is 45 dB average, and <br />reviewed the mitigations required for windows and walls. <br /> <br />09/06/94 <br /> -9- <br /> <br /> <br />
