-01 Castlewood Properties PUD-79-9 (Pico Avenue) <br /> Mr. Art Dunkley, owner of the property, stated he was granted 26 sewer connec- <br />tions last year. He asked that Council consider the following three points: (1) <br />The partial approval that he received on January 22, 1980, left the project unbuild- <br />able and he needed the remaining 8 sewer connections to make the development economi- <br />cally viable; (2) He requested that Deisgn be given an additional 5 points (for a <br />total of 13 points), based on the fact that these will be custom building sites <br />which are needed in the City of Pleasanton; and (3) He requested that Dedications <br />and Improvements be granted an additional 6 points (for a total of 15 points) be- <br />cause of the improvements that will be required on Pico Avenue and Vineyard Avenue. <br /> <br />-02 Crocker Homes Parkside (40 unit pro~ect) <br />-02 Crocker Homes Parkside (6 unit project) <br /> Mr. Harvey Kameny, representing Croeker Homes, stated this development is a <br /> continuation of the project. Me requested one additional point be given to each <br /> of the categories of Design, Air Quality, and Other Environmental Features, making <br /> a total increase of 3 points. He stated he felt consideration should be given <br /> because the project is within 1/2 mile of a grocery store. He requested a minimum <br /> of 53 points for the 40-unit project, and a minimum of 59 points for the 6-unit <br /> project. <br /> <br /> Mr. Peter Turner, Attorney representing Mr. McManus, stated that Council should <br />consider that if they approved all units next year there would still not be suffi- <br />cient housing in Pleasanton to meet the demand. He stated that Crocker Homes is a <br />strong company and would like to go ahead with 40 more units in 1981. He urged <br />Council to consider the increase of 3 points for this project. <br /> <br />-03 Morrison Tract 3344 (Heritage Valley) <br /> Mr. Tom Moran, representing Morrison Homes, requested Council to consider in- <br />creasing point allocation in the following categories: (1) Increase Design by 1 <br />point because of modifications made to the roof and floor plan; (2) Increase Bicycle <br />Feature by 1 point because of the bike system in the Heritage Valley community <br />development; and (3) Increase Design another 1 point because of park dedication <br />and improvements. He added that approval of all of the 40-units would eliminate <br />the inconvenience to existing neighbors and permit a more efficient development. <br /> <br />-04 Chang Su-O Lin Tract 4473 (Amberwood; 86-unit project) <br />-05 Chang Su-O Lin Tract 4473 (9-unit project) <br /> Mr. Ted Fairfield, Civil Engineer representing Chang Su-O Lin, stated he agreed <br /> with staff's recommendation for points. He requested that Council approve the 80- <br /> units in a phased project and/or the 9-unit project, but did not want anything in- <br /> between. <br /> <br />-06 Calmore Associates PUD-80-7 (Fairlsnds Drive) <br /> Mr. Ted Fairfield, Civil Engineer representing Calmore Associates, stated he <br />felt staff recormnendations were fair on this project. <br /> <br />-07 Stoneson Tract 3150 (Stoneridge) <br /> Mr. Ted Fairfield, Civil Engineer representing Stoneson, stated this is the last <br />portion of a townhouse project that was started ten years ago and he felt it should <br />be completed. <br /> <br />-09 Mackay Tract 4385 (Hansen @ Valley) <br /> Mr. Ted Fairfield, Civil Engineer representing Mackay, stated this project was <br />originally a neighborhood shopping center and now it is an R-1 project with 25 lots. <br />He stated that water lines would be improved as well as the development of Valley <br />Avenue, which he felt should receive consideration as missing links.
