Mr. Ted Fairfield, MacKay & Somps, representing the Stoneson Corporation,
<br /> Bayshore Properties, and Homart, presented the history of the Stoneson site,
<br /> stating that negotiations begun at the time of the Dublin-Pleasanton annexation
<br /> activity in 1964-65. When the Stoneson property was annexed to the City it be-
<br /> came a prime site for a regional shopping center. Since that time, the regional
<br /> shopping center plan has been developed, and revised based upon modern concepts
<br /> in shopping center design to be the most advanced and workable plan for the City
<br /> of Pleasanton and the Valley. Mro Fairfield further stated that the people
<br />" representing the Stoneson site are developers with a vast amount of expertise,
<br /> financial backing, and a proven record of accomplishments, therefore, the Stone-
<br /> son site would be an ideal selection for the regional center site for the City
<br /> of Pleasanton. Stoneson's joint venture is asking for 178 acres for regional
<br /> site and approximately 98 acres for residential.

<br /> Mr. Joe Burkhardt, General Manager of Bayshore Properties, stated his com-
<br /> pany develops, own, and operate shopping centers, some of which are Southland,
<br /> Sun Valley, and Eastridge - San Jose. They have other developments in the
<br /> country. Their selection of the Stoneson site came after much research of
<br /> regional shopping center sites. Since selection of this particular site much
<br /> time and effort has been spent in development planning for the center, to be
<br /> known as Stoneridge~

<br /> Mr. Aver Naggar, Architect for Bayshore Properties, stated the location for
<br /> Stoneridge is an ideal situation in terms of acreage, integrated traffic access,
<br /> interior circulation, graded parking area, etc. The proposed design plan calls
<br /> for grade breaks, retaining walls, air-conditioned malls, rest areas, easy
<br /> accessibility to parking lots from every store, public meeting rooms, and high
<br /> quality construction.

<br /> Other representatives of this joint venture present, but who didnt speak,
<br /> were Robert Eynck, Bayshore Properties, Art Schumacher and George Dietweiler,
<br /> of Stoneson Corporation, Charles Clifford, Attorney, and David Heldt, Planner.

<br /> Mr. Jack Corley, Attorney, representing Willow-West, DiSalvo and Southern
<br /> Pacific, stated the proposed Willow-West center, containing approximately 360
<br /> acres, would be all commercial rather than a combination of multiple residential
<br /> and commercial as proposed by Stoneson. He stated that locating the center on
<br /> Hopyard Road would open up the City's major industrial park area for development
<br /> by providing the necessary services for that development. He further urged no
<br /> decision be made on either site at this time in order that Willow West could
<br /> present a more refined plan for their property°
<br />
<br /> Mr. John DiManto, General Manager of Willow West, stated the advantages of
<br /> the Willow West site as current commercial zoning and industrial park. Plans
<br /> were formulated in 1968 and attempts made since that time to develope the pro-
<br /> perty. However, due to conditions such as financial, drainage, traffic, and
<br /> the provision of municipal services, the plans were dropped°
<br />
<br /> Mr. Irving Rector, of Burke, Kober, Nicolais and Archuleta, representing
<br /> Willow West, stated his firm had been approached to investigate and make a
<br /> report on this particular site for a regional shopping center° He stated he
<br /> was impressed by the proximity of the site, open space between downtown and
<br /> shopping site, accessibility of traffic to site, and size° Mr. Rector stated
<br /> that although he had only recently been retained by the Willow West people,
<br /> he was certain plans could be developed for the Willow West site for an out-
<br /> standing regional shopping center if time permitted.

<br />.... Mr. David Pickard, of Burke, Kober, Nicolais and Archuleta, presented
<br /> drawings of the Hopyard site and elaborated upon traffic and freeway routes,
<br /> water, proposed lakes, fault areas, and industrial park area.
<br />
<br /> Mr. D. Dado, of the Southern Pacific Railroad Company, stated his company
<br /> supported the shopping center site.
