Mayor Pearson concurred with Councilman Reid and stated his concern regarding smaller lots and the lack of open space. Development Plan f'or Valley Realty (formerly Western Sierra Properties~ Valley ~Venue and Santa Ri6~ Road Mr~ Edgar stated this item had been continued from the meeting of August 27, 1973, at which time the public hearing was declared open. He presented the staff report, stating this was the preliminary PoU.D. plan and the first step in the process for approval of final plans. Mr. Harris presented the staff report regarding this matter, stating the Planning Commission had approved the concept and the specifics of the P.U.D., in regard to __ position of buildings, curb cuts, and types of land use. Mr. Jack Bras, 60 Mission Drive, representing the applicant, stated the prelim- inary plan was very broad and that detailed precise plans would be forthcoming as the second step. He stated this plan was reasonable and compatible to the area and urged approval. No one in the audience spoke in favor or in opposition to this application. It was moved by Councilman Herlihy, and seconded by Councilman Mori, that the public hearing be closed.
