Mayor Brandes and Councilmember Kephart stated they favored R-1-8500 zoning as <br />they felt there was a need for larger lot sizes in the City. <br /> <br /> Councilmember Mercer stated he felt the larger lot size would increase prices to <br />a point the homes would be too expensive for many people. <br /> <br /> Councilmember Butler requested the Director of Planning to review the advantages <br />of PUD zoning for the subject property. Mr. Harris stated the main advantage would <br />be more flexibility for diversified types of housing. <br /> <br /> After discussion, it was moved by Councilmember Mercer, and seconded by Council- <br />member Wood, that Ordinance No. 885, to be read by title only and waiving further <br />reading thereof, rezoning a 61 acre site located east of Hopyard Road immediately <br />north of Sports and Recreation Park from A (Agricultural) District to the R-1-7500 <br />(Single-Family Residential) District, subject to the following condition: That no <br />tentative map may be accepted by the City for filing, unless and until provisions <br />have been made, acceptable to the City Manager and City Attorney, for each of the <br />following commitments of the applicant; (1) Construction of two tennis courts on park <br />property; (2) A common meandering parkway; (3) A traffic signal on Hopyard Road; and <br />(4) A guarantee of no street access from the development to Sutter Gate;'and amending <br />the Zoning Map of the City of Pleasanton accordingly, be introduced. <br />The roll call vote was as follows: <br />AYES: Councilmen Butler, Mercer, and Wood <br />NOES: Councilman Kephart and Mayor Brandes <br />ABSENT: None <br /> <br /> The City Attorney read the title of the ordinance and the conditions. <br /> <br /> Mr. Peter Turner, representing T. K. McManus, agreed to the conditions and stated <br />the important factor is agreement regarding timing as to phases. <br /> <br />Application of the P!~nnin8 Commission to rezone an approximate!~ 5.1 acre parcel of <br />land located at the southwest intersection of Stoneridge Drive and Springda.le Avenue <br />from R-1-6500 (Single-Family Residential) District to RM-2500 (High Density Residen- <br />tial) District or any other zoning district consistent with the General Plan <br /> <br />On the basis of an Initial Study of the potential environmental impacts of the pro- <br />ject., .the Director of Planning and Community Development has determined that the pro- <br />posed project would not have any potential significant adverse effects on the environ- <br />ment and that an environmental impact report need not be prepared.
