4. That conceptual elevations or final elevations of all sides of the houses to be <br /> constructed on the property shall be approved by the Planning Commission prior <br /> to approval of the final subdivision map. <br /> <br /> 5. That all perimeter fencing, especially the fencing along Ptco Avenue, shall be <br /> approved by the Planning Commission prior to final map approval, there shall be <br /> no fencing higher than 4 feet on the property lines adjacent to the properties <br /> abutting on Angela Street and Miradot Drive. <br /> <br /> 6. That the applicant submit a house siting plan for approval by the Planning Com- <br /> mission prior to final map approval. Said plan to also show the height of pro- <br /> posed houses. <br /> <br />~ 7. That all heritage size trees on the subject property be preserved in a healthy <br />~.~ state. The method of preserving trees during construction shall be approved by <br />~-~ the staff prior to grading, but in no event shall the grading come within 5 feet <br />~ of the dripline of the trees. <br /> <br /> 8. That the zoning regulations for this development shall be thoseof the R-l-10,000 <br /> District. <br /> <br /> 9. That Pico Avenue shall be constructed at least as a half-street from First Street <br /> to the eastern boundary line of the subject property in conjunction with the <br /> development of the subject site. The Pico Avenue right of way along the frontage <br /> of the subject property shall be 84 feet. <br /> <br /> 10. That the design, engineering and construction of the First Street-Pico Avenue <br /> intersection and Pico Avenue from First Street to the eastern boundary line of <br /> the subject property shall be subject to the approval of the City Engineer, and <br /> accomplished without cost to the City or the school district. All damage to <br /> school property shall be restored by the developer. <br /> <br /> 11. That conditions relating.to grading, drainage, dust control, erosion control, <br /> street widths, street improvements, location of utilities, etc., shall be con- <br /> sidered at time of submittal of the tentative map on the subject property. <br /> <br /> 12. That Pico Avenue be aligned to minimize.grading and save as many trees along <br /> the route as possible. <br /> <br /> 13. That the developer be aware that a study will be carried out to determine the <br /> need to signalize the intersection of First Street and Pico Avenue, and that <br /> the developer shall enter into an agreement with the City Council obligating <br /> to pay his fair share as determined by City Council, of the cost of installation <br /> of such a signal. <br /> <br /> 14. That there be a minimum of 300 feet from center line to center line of those <br /> streets which intersect future Pico Avenue from the subject property and from <br /> the Mission Hill property (PUD-79-10). <br /> <br /> 15. That the final design of the open space area and private drives shown on the <br /> plan shall be approved as part of the tentative subdivision map. <br /> <br /> 16. That prior to filing of a final map, CC&R's shall be approved by the City <br /> Attorney. The CC&R's shall provide for a Homeowners Association with suffi- <br /> cient power to manage all commonly owned areas (if any). The City shall be <br /> named as beneficiary of said CC&R's and granted the power to enforce it% pro- <br /> vision if the Homeowners Association fails to do so. <br /> <br /> 9. 10/23/79 <br /> <br /> <br />
