17. That the developer shall pay any and all fees that the property may be subject to. <br /> <br />18. That the developer be reminded that specific approval from the City will be re- <br /> quired prior to removal of any heritage trees and that preservation measures on <br /> tract and house development. <br /> <br />19. That the haul route to the site be approved by the City prior to construction. <br /> <br />20. That the following water conservation features be included in each home: a) low <br /> flush water closets; b) shower flow control heads; c) aerators in interior faucets; <br /> and d) insulation of hot water lines. <br /> <br />21. That all trees used in landscaping be a minimum of 15 gallons in size and all <br /> shrubs a minimum of 5 gallons. <br /> <br /> 22.That the CC&R's shall provide a mechanism to insure that the privately owned <br /> open space shall be maintained in a healthy and weed free manner. <br /> <br />23. That the developer be aware that the project is subject to the Residential <br /> AIlocation Program of the City of Pleasanton and that no building permits can <br /> be issued prior to allocation having been granted under the RAP. <br /> <br />24. That the developer be aware that this project will be subject to additional <br /> requirements under the Fire Code. The Fire Marshal should be contacted for <br /> further information. <br /> <br />25. That the applicant, working with the Mission Hill property owner, shall prepare <br /> a precise plan for the location of Pico Avenue from First Street east to at least <br /> Mirador Drive and that this plan shall be considered and approved as part of the <br /> tentative map on the subject property. <br /> <br />26.. That a mechanism to insure that the views of the homeowners along Angela Street <br /> and Miradot Drive shall not be interfered with by homes, fences or trees shall <br /> be prepared by the City Attorney and be made a part of the CC&R's. <br /> <br />27. That the CC&R's shall include an agreement that the design and location of all <br /> accessory structures shall be submitted to City staff, and that no structures <br /> shall be erected without staff approval. <br /> <br />28. That the developer shall install the-tree clusters shown on the plan and offer <br /> to each purchase a tree package of five 15 gallon trees. <br /> <br />29. That the slopes created shall be hydro-seeded with a mix of grasses and indigenous <br /> wild flowers. <br /> <br />30. That the walkway shall be moved to the northern cul-de-sac connecting it to Abbie <br /> Street. <br /> <br />31. That the house sizes for the development shall be as follows: <br /> <br /> 25% of the development shall be at least 2,000 sq. ft. <br /> 25% of the development shall be at least 2,200 sq. ft. <br /> 25% of the development shall be at least 2,400 sq. ft. <br /> 25% of the development shall be at least 2,600 sq. ft. <br /> <br /> and amending the Zoning Map of the City of Pleasanton accordingly, be introduced. <br /> <br /> 10. 10/23/79 <br /> <br /> <br />
