Council discussion ensued regarding the closing of Junipero Street, the <br />traffic problems at this location, and the feasibility of signalization of the <br />intersection. Mr. Frisbee stated he would signalize this intersection if it <br />were required by Council. <br /> <br /> ~yor Brandes expressed concern regarding the minimum floor area of 1250 sq. <br />ft., and stated that he felt 2000 sq. ft. was more realistic. Mr. Frisbee stated <br />he had no strenous objection to a minimum of 2000 sq. ft. floor area. <br /> <br /> Mayor Brandes stated he was also concerned about the minimum side yard <br />separation and asked Mr. Frisbee if he would object to a required minimum of <br />20 feet between houses. Mr. Frisbee stated he had no objection to this. <br /> <br /> There being no further testimony, Mayor Brandes declared the public hearing <br />closed on the application and the Environmental impact Report. <br /> <br /> It was moved by Mayor Brandes, and seconded by Councilmember Butler, that <br />Resolution No. 79-108, certifying that the Environmental Impact Report has been <br />completed in compliance with CEQA and State Guidelines, certifying that the <br />Council has reviewed and considered the information in the Environmental Impact <br />Report, and finding that the project would have significant adverse impacts on <br />the environment but that certain conditionals of approval would mitigate the <br />significant impacts of the project, hereby approve the Environmental Impact Re- <br />port prepared for a planned development consisting of a 108 lot residential sub- <br />division containing a 2.4 acre commercial area on a 54 acre parcel of land located <br />immediately easterly of Sunol Boulevard and between Mission Drive and Pico Avenue, <br />be adopted. <br />The roll call vote was as follows: <br />AYES: Councilmen Butler, Kephart, Wood, and ~yor Brandes <br />NOES: None <br />ABSENT: Councilman Mercer <br /> <br /> After discussion, it was moved by Councilmember Butler, and seconded by <br />Councilmember Wood, that Ordinance No. 894, to be read by title only and waiving <br />further reading thereof, approving the application of Mission Park Investment <br />Company for approval of a planned development consisting of a 108 lot residential <br />subdivision containing a 2.4 acre commercial area on a 54 acre parcel of land <br />located immediately easterly of Sunol Boulevard and between Mission Drive and <br />Pico Avenue subject to conditions established by the Planning Commission in <br />their Resolution No. 1742 and with the following conditions added as established <br />by the City Council and staff: (1) all homes have a minimum of 2000 square feet <br />floor area; (2) that there be a minimum of 20 feet separation between houses; (3) <br />that the applicant, attempting to work with the developer or owner of the Myers <br />Property, shall prepare a precise plan for the location of Pico Avenue from First <br />Street to at least the eastern boundary of the subject property and that this <br />plan shall be considered and approved as part of the Tentative ~p on the subject <br />property; (4) that the developer provide a small (less than 10 cars) parking area <br />at the end of Dolores and that the entry way of the Park be designed to prohibit <br />motor vehicle entrance; and (5) eliminate.the cul-de-sac at Junipero and install <br />a traffic signal at this intersection, be introduced. <br />The roll call vote was as follows: <br />AYES: Councilmen Butler, Kephart, Wood, and Mayor Brandes <br />NOES: None <br />ABSENT: Councilman Mercer <br /> <br /> Mayor Brandes commended the developer, homeowners and staff for their co- <br />operation and quality of this project. <br /> <br /> 4. 7/10/79 <br /> <br /> <br />
