Appeal of Cotfine Mavridis of a decision of the Design Review Board denyin~ the <br />application for design review approval for a 1700 sq. ft. retail buildin~ to be <br />constructed 4mmediately behind the existinM commercial development located at <br />~14-625 Main 'Stree~ (Deans Deli & Cafe~ Beauty Nook' and 'Jeweler'S Gaile'ry). Th~ <br />site is zoned C-C (Central Commercial) District <br /> <br />On the basis of an Initial Study of the potential environmental impacts of the <br />project, the Director of Plannin~ and Community Development has determined that <br />the proposed project would not have any potential significant adverse effects <br />on the envirorment and that an environmental impact report need not be prepared. <br />This Initial StUdy is available for review at the Plannin~Diyision~ 200 Bernal <br />Avenue., P!e.asanton. Comments on this decision may be directed to either the <br />Planning staff prior t0 the above meetinM d~te~ o.r..directly to the City Council <br />at the above noticed meetin~ <br /> Mr. Walker presented the report of the Director Of Planning and Community <br />Development dated February 5, 1980, regarding this matter. <br /> <br /> Mayor Brandes declared the ~ublic hearing open on the application and the <br />negative declaration. <br /> <br /> Mr. J. Jack Bras, Architect representing Corrine Mavridis, requested that this <br />item be continued to the City Council meeting of February 26, 1980. He explained <br />he was trying to get an easement across the neighboring properties to relieve the <br />egress situation, which was a concern of the Design Review Board. He stated he <br />expected to have these negotiations completed in two weeks. <br /> <br /> It was moved by Councilmember Wood, and seconded by Councilmember Butler, to <br />approve the request to continue this item to the City Council meeting-of February <br />26, 1980, 8:00 P.M., at the Fairgrounds Cafeteria. <br />The roll call vote was as follows: <br />AYES: Councilmen Butler, Mercer, Wood, and Mayor Brandes <br />NOES: None <br />ABSENT: Councilman Kephart <br /> <br />MATTERS CONTINUED FOR DECISION <br /> There were no matters continued for decision presented at this meeting. <br /> <br />SPECIAL REPORTS <br />Model Home Complexes under RAP <br /> Mr. Swift presented the report of the Director of Planning and Community <br />Development dated February 5, 1980, regarding this matter. <br /> <br /> In response to questions, staff indicated that it could prevent abuse of RAP. <br />through the Conditional Use process required for model home projects. <br /> <br /> After discussion,.t~ was moved by Councilmember Mercer, and seconded by <br />Councilmember Butler, that Resolution No. 80-35, treating model homes within <br />multi-year phased' projects, and counting them as units in the multi-year approval <br />but counting them only in the year of occupancy or the last year of the multi- <br />year appre~al, whichever comes earlier, under the Residential Allocation Program, <br />be adopted. <br />The roll call vote was as follows: <br />AYES: Councilmen Butler, Mercer, Wood, and Mayor Brandes <br />NOES: None <br />ABSENT: Councilman Kephart <br /> <br /> <br />
