23 <br /> <br />of Vineyard Avenue immediately east of the Hacienda Mobile Home Park to PUD Medium <br />Density Residential District, subject to the following conditions: (1) that the <br />entire 41 acre subject area is designated as the site for mobile home park(s) and <br />that any other type of development would require modification of this PUD zoning; <br />(2) that no development take place in any part of the 41 acre subject area until a <br />sewer study analyzing the capacity in the Arroyo del Valle sewer trunk line and the <br />First and Ray Street Pump Station has been completed, said study shall show whether <br />there is sufficient capacity in the line and pump station to accommodate develop- <br />ment on the subject properties and that if capacity is lacking, methods for increas- <br />ing capacity shall be sho~n and that property owners in the subject area may be <br />responsible for funding the facilities necessary for providing any needed excess <br />capacity; and (3) that no development take place in any part of the subject area, <br />until a road connection has been established between Pico Avenue and Stanley Boule- <br />vard, and amending the Zoning Map of the City of Pleasanton accordingly, be intro- <br />duced. <br />The roll call vote was as follows: <br />AYES: Councilmembers Butler, Kephart, Mohr, Wood, and Mayor Mercer <br />NOES: None <br />ABSENT: None <br /> <br />MATTERS CONTINUED FOR DECISION <br />Adoption of Ordinance No' 973"i approving Case PUD-80-16~ application of Meyer <br />Tropetries, inc., for'pianned Unit Development" (indUStrial and c0mm~'r'c{al)'zo~in~ <br />and development plan approval for an approximately 82 acre site located at the <br />northwest comer of Hogyard Road apd Stoneridge Drive <br />(Intro. ~.T28,.81~ .3-Ayes, 27Noes)' <br /> Mayor Mercer stated that Ordinance No. 973 was introduced on April 28, 1981, by <br />a vote of 3-Ayes, 2-Noes, and it is now in order to adopt the ordinance. <br /> <br /> The following persons spoke in opposition to the adoption of Ordinance No. 973: <br /> <br /> Mr. Paul Ebright, 5416 Blackbird Drive, made a final plea for Council to vote <br />in opposition to the ordinance because of the significant adverse impacts this <br />project will have on the community and the Valley. He advised he intends to <br />referend the issue if this ordinance is adopted. <br /> <br /> Ms. Susan McKee, 4693 Denker Drive, stated that since the Fromm application <br />has been approved tonight for-a three story height limitation for buildings, she <br />felt Council should reconsider having the same height limitation for the Meyer <br />project. She requested Council to also reconsider the traffic impacts on Val <br />~ista residents and children walking to school. <br /> <br /> Ms. Kathy Mollbrook, 6104 Crater Lake Court, stated she is still concerned <br />about traffic and the financial impacts on Pleasanton. She asked when reports <br />would be completed on these two matters. Mr. Walker advised her that the traffic <br />report would be done in about one months and the financial impact report is ex- <br />pected to be completed in approximately four months. Mayor Mercer instructed <br />staff to transmit copies of these reports to Ms. Hollbrook when they are prepared. <br />Ms. Hollbrook had questions regarding widening of Hopyard Road, soundwall, and <br />assessment district costs. <br /> <br /> Mr. Larry Osborne, representing Meyer Properties, Inc., requested Council to <br />adopt the ordinance, stating that it will not set a precedent as to height limita- <br />tions. <br /> <br /> 8. 5/12/81 <br /> <br /> <br />
