The prop. erty is zoned PUD-Medium D.ensity Residential District <br /> <br /> On the basis of an Initial Study of the potential environmental impacts of the <br /> project, }he Di~.ector of Plannin~ and .Community Development has determined that <br /> .the proposed project would .not hays any potential significant adverse effects on <br /> the environment and that an environmental impact report need not be prepared. <br /> This Initial Study is available for review at the Planning Division, 200 Berna.~... <br /> Avenue, pleas~nton.. comments on this decision may be directed to either the <br /> Plannin8 staff prior to the above meeting date, or 4~rectly to the City Council <br /> at the above noticed meeting <br /> Mr. Harris presented his report (SR 81:297) dated August 31, 1981, regarding <br /> this matter. <br /> <br /> Mayor Mercer declared the public hearing open on the application and the <br /> negative declaration. <br /> <br /> Mr. Mike Goldsworthy, Architect, representing the applicant, stated that the <br /> concerns regarding emergency access and turning have been resolved. He stated the <br /> plan had been presented to the neighbors and they requested additional landscaping, <br /> which has been added to the plan. He stated that regarding density, the number of <br /> units proposed is right for the site and there are adequate sideyards. He concluded <br /> by stating he felt this is a good project and should be approved. <br /> <br /> Mr. Dave McLelland, with Vetmillion Development Company, discussed density <br /> stating this type of development does not require recreation facilities because <br /> of the nature of its inhabitants and that the project is near various City recrea- <br /> tional facilities. He stated the developer is trying for affordability by using <br /> zero lot lines. There will be adequate on-site space for decks, spas, etc., if a <br /> homeowner so desires. <br /> <br /> No one in the audience spoke in opposition to this item. <br /> <br /> There being no further testimony, Mayor Mercer declared the public hearing <br /> closed on the application and the negative declaration. <br /> <br /> 6. 9/s/s <br /> <br /> <br />
