333 <br /> <br /> Mr. Averill Mix, Attorney, 1631 Willow Street, San Jose, representing the pro- <br />perty owners, stated the property has been in the family over fifty years and it is <br />their intention to preserve the beauty of the area. He stated that only 230 acres <br />on the lower portion of the property is involved in the annexation; that the re- <br />maining back part of the property is too steep and rugged and would be economically <br />impossible to develop. He stated that if development occurs it will be a project <br />that the family and Pleasanton residents will be proud of. He stated that Ms. Long <br />and Ms. Griffin will be contacted when any development plans are to be considered. <br /> <br /> There being no further testimony, Mayor Mercer declared the public hearing closed <br />on the application and the negative declaration. <br /> <br /> Councilmember Butler emphasized that the environmental impact of the prezoning <br />has been reviewed in light of the zoning act. <br /> <br /> It was moved by Councilmember Butler, and seconded by Councilmember Kephart, that <br />Resolution No. 82-102, determining on the basis of a review of initial environmental <br />study done for this project, that no significant environmental impact would occur as <br />outlined in the City's guidelines and that a negative declaration is appropriate to <br />prezone approximately 230 acres of land at the southern terminus of Pico Avenue, Con- <br />cord Street and Bordeaux Street to the P.U.D. (Planned Unit Development) Low Density <br />Residential/Medium Density Residential/Open Space District, be adopted. <br />The roll call vote was as follows: <br />AYES: Councilmembers Butler, Kephart, Mohr, and Mayor Mercer <br />NOES: None <br />ABSENT: Councilmember Wood <br /> <br /> Mr. Harris pointed out a printing mistake on the colored general plan land use <br />map which shows a small amount of medium density residential land along the northern <br />property line just east of Pico Avenue extension. Mr. Harris stated this area has <br />always been designated low density residential and has been shown in this manner in <br />the exhibits accompanying this prezoning. Future development of this area should <br />conform to the low density residential designation. <br /> <br /> It was moved by Councilmember Butler, and seconded by Councilmember Kephart, that <br />Ordinance No. 1033, to be read by title only and waiving further reading thereof, <br />approving the application of the City of Pleasanton to prezone approximately 230 <br />acres of land at the southern terminus of Pico Avenue, Concord Street and Bordeaux <br />Street to the P.U.D. (Planned Unit Development)-Low Density Residential/Medium Den- <br />sity Residential/Open Space District, be introduced. <br />The roll call vote was as follows: <br />AYES: Councilmembers Butler, Kephart, Mohr, and Mayor Mercer <br />NOES: None <br />ABSENT: Councilmember Wood <br /> <br /> Council instructed staff to notify all interested residents in the area of all <br />meetings in the future relative to this matter. <br /> <br />Application of Ponderosa Homes and Pleasanton Developer Group to rezone two parcels <br />of land totalling approximately 9.8 acres located at the northwest corner of Paseo <br />Santa Cruz and Val~e~ Avenue from the RM-15 (Multi-famil~ Residential) District to <br />the R-1-6500 (Sin~le-famil~ Residential) District.
