251 <br /> <br /> After further discussion, Council asked Mr. Orloff if he was agreeable to the <br /> following conditions: <br /> <br /> 1. Set aside for senior citizens. Mr. Orloff stated he is willing to commit 40 out <br /> of the 150 apartment units to senior citizens, 50 years old or above, with the <br /> provision that when the project is completed he be given one year to reach that <br /> figure of 40 units, and that the location of these 40 units be flexible and <br /> ultimately determined by the developer. <br /> <br /> 2. New fence behind existing homes on Brooktree Way. Mr. Orloff stated he will <br /> construct the fence. <br /> <br /> 3. Setbacks of 25 ft. to 35 ft. Mr. Orloff agreed to this change. <br />~ 4. Do whatever is necessary so that Alameda Street will not be a through street. <br />CO Mr. Orloff agreed to this condition. <br /> <br />~[ 5. Color scheme. Mr. Orloff agreed to use a color scheme on the outside of the <br /> project and roof to be compatible with the adjacent surroundings. <br /> <br /> 6. Additional barbeques. Mr. Orloff stated these would be installed. <br /> <br /> 7. Additional landscaping and larger trees. Mr. Orloff was agreeable to this <br /> condition. -~ <br /> <br /> 8. Meeting room - 2700 sq. ft. Mr. Orloff agreed to this. <br /> <br /> 9. Wider walkways. Mr. Orloff stated the main path through the complex would be <br /> wide enough to accommodate golf carts or wheelchairs. <br /> <br /> 10. Evergreen trees. Mr. Orloff assured that the trees would be evergreen trees. <br /> <br /> 11. Path to shopping center. Mr. Orloff stated a path would be provided from the <br /> complex to the Am-dot Shopping Center via Amador Park. <br /> <br /> 12. Contribution for par cours. Mr. Orloff agreed to an amount not to exceed <br /> $2,500.00 to be contributed toward the construction of a par cours in the park <br /> area adjacent to the complex. <br /> <br /> 13. Automatic garage door openers. Mr. Orloff agreed to this condition. <br /> <br /> 14. Work with the City Engineer where extra vehicle lanes should be required. Mr. <br /> Orloff agreed to this condition. <br /> <br /> 15. Security lighting on two sides at the recreation area, shining into Amador Park <br /> as well as the private recreation area. Mr. Orloff stated that the security <br /> lights would beam on two sides. <br /> <br /> 16. Preference in renting to senior citizens. Mr. Orloff stated he is agreeable to <br /> this. <br /> <br /> Councilmember Butler stated that Condition 1 of Exhibit "A" attached to Planning <br /> Commission Resolution No. 2117, be corrected to read 20 condominium units rather than <br /> 22 condominium units. Councilmember Butler requested that Condition No. 35 be amended <br /> to delete the requirement of the worm diverter divider. Council concurred. <br /> <br /> 8. 2/9/82 <br /> <br /> <br />
