Appeal of the City Counc~.0f_a decision of the Design Review Board's approval of <br /> Kne application of Vorelco of California, Inc., and Dillingham Construction for" <br /> design review apprpya! of a vehicle maintenance, StOrage, and pipe assembly faci- <br /> lity consisting of two structures totallin~ 20,220 sq. ft., and an open storage <br /> area on a 2.75 acre site on the north side of Johnson Drive approximately 400 <br /> feet north of its intersection with StoneridSe Drive. Zoning for the property <br /> is I-G-40,000 (General Industrial) District <br /> Mr. Harris presented his report (SR 82:3) dated January 5, 1982, regarding this <br /> matter. <br /> <br /> Mayor Mercer declared the public hearing open on this item. <br /> <br /> Mr. Kenneth C. Scheidig, 2340 Tice Valley Road, Walnut Creek, Attorney represent- <br />ing Dillingham Construction, stated the Design Review Board had unanimously approved <br />this application. He explained that Dtllingham has stores throughout the State and <br />are looking for a central site to locate their main headquarters. He advised they <br />had conducted studies for the best location and have narrowed it down to two sites; <br />one in Richmond and one in Pleasanton. Because the Reynolds property is vacant and <br />because many employees live nearby, Dillingham Construction has decided to locate <br />in Pleasanton at the proposed site, which is presently owned by Vorelco. Mr. Scheidig <br />stated the office building and utility yard will be within walking distance of each <br />other and will employ approximately 160 employees with a payroll of $5 million. He <br />advised that Dillinghamwill lease the property at this time with the intention of <br />buying it later. He stated this facility is not like to Amaron plant in Union City <br />in that it is not a storage yard only. Dillingham does not want an eyesore to the <br />community, but an asset. He advised that this is not a construction facility, and <br />that it will be 2.75 acres in size. He presented drawings showing its proximity to <br />Stoneridge and Johnson Drives. He stated the proposed building would be two-tiered; <br />33 feet high on one end and 17 feet high on the other. Mr. Scheidig advised there <br />would be a cyclone fence on the Johnson Drive side, and extensive landscaping will <br />be placed around the property with fast growing trees, such as pepper trees, pines <br />and oleanders. He stated the type of activities of the yard will not include any <br />heavy construction equipment or large vehicles; that it is a pipe assembly plant. <br />He advised there would be pickup trucks and other trucks in the maintenance yard. <br />He stated there will be a block concrete wall in front of the building, and a portion <br />of the property will be paved. He stated there would be one-a-day delivery of pipe <br />in the unpaved area but that control would be taken so as to avoid any dust problems. <br />Mr. Scheidig stated this project will be advantageous to the City and he did not feel <br />it would adversely impact the aesthetics of the area. <br /> <br /> Mr. Milt Burieson, Manager' of Dillingham Construction, stated he felt this is a <br />good location for his devel6pment. He advised that Dillingham is leasing this pro- <br />perty and need approval for the building. <br /> <br /> Councilmember Kephart asked the size of the pi~e and the trucks that would be <br />hauling it. Mr. Burleson advised that maximum length of the pipe is 40 feet, and <br />it would be hauled on standard trucks. <br /> <br /> Councilmember Wood stated he was concerned about the view onto this project from <br />the proposed Daon and Meyers properties. He stated he felt that zoning was inade- <br />quate in this area. <br /> <br /> Mr. Scheidig stated his clients are not concerned about zoning, and feel their <br />project is an appropriate use of the property. He stated this development will not <br />adversely impact Daon and Meyers properties; that Clorex is already there. <br /> <br /> Councilmember Wood stated he felt there should be a building constructed there <br />that does not require screening. <br /> <br /> 11. 1/12/82 <br /> <br /> <br />
