Mr. Jim Stratton, Manager of Vorelco, stated that because of the LAVWMA and <br />DSRSD ponds in the area it would be difficult to get anything other than industrial <br />development at this location. He stated he felt this project would be sufficiently <br />screened so as to not adversely impact any other surrounding property, and that <br />Vorelco would not allow anything that will detract from the area. Mr. Stratton <br />urged approval of the application. <br /> <br /> Mr. Burleson stated that Dillingham Construction has made a substantial commit- <br />ment to this project and to the community and have planned in a professional way, <br />therefore would appreciate favorable consideration of this appeal. <br /> <br /> Councilmember Kephart stated he had concerns regarding double trailer rigs being <br />dropped on the street in this area. Mr. Burleson stated there would only be light <br />vehicles delivering raw materials for this metal working facility; and he assured <br />there would not be any parking on the street. <br /> <br /> Mayor Mercer stated his concern and the reason for the appeal of the application <br />was to insure that this corner will be properly screened and that he did not have a <br />problem with any other aspect of the application. Mr. Burleson stated he is willing <br />to work to develop whatever further screening is appropriate and satisfactory to the <br />City. <br /> <br /> Mr. John Caravel, representative of Vorelco from the East Coast, stated they had <br />made a substantial investment in Pleasanton, and have looked at this project to be <br />sure that it would not be detrimental to the property in any way. He advised their <br />architect has reviewed the project plans and that Vorelco is satisfied with the pro- <br />posed building and the screening, and feel that this project will not harm future <br />development. Mr. Caravel advised they had deeply reviewed this project and are in <br />favor of it. <br /> <br /> Councilmember Wood asked if precautions had been taken against flooding in this <br />area. Councilmember Kephart asked about the elevation of these buildings. Mr. Burie- <br />son advised that the buildings have been elevated and that their architect has <br />addressed these concerns. <br /> <br /> There being no further testimony, Mayor Mercer declared the public hearing closed <br />on this item. <br /> <br /> Mayor Mercer stated that when he read the Minutes related to this item, he went <br />to Union City to look at a similar type facility. He stated the view there was not <br />aesthetically pleasing and he did not want the same thing at the entrance to the City <br />of Pleasanton, or for the Daon,and Meyers properties. He stated that he was concerned <br />about proper screening for this project and that the presentation tonight had not re- <br />vealed anything different than had been in the original report. He added that at this <br />time he was not ready to approve the application without further improvements of the <br />screening. <br /> <br /> Councilmember Kephart stated he feels this use belongs in this area; that ini- <br />tially he had concerns about traffic and the potential for flooding but those con- <br />cerns have been satisfied. He stated that in view of the $5 million payroll that the <br />City should work out the screening problems. <br /> <br /> Councilmember Mohr stated she had concerns about the treatment of the exterior <br />of the building. Mr. Harris advised that Dillingham had hired one of the finest <br />architectural firms in the area and he felt they would work out whatever is necessary <br />regarding the building and the screening. <br /> <br /> 12. 1/12/S2 <br /> <br /> <br />
