233 <br /> <br /> After discussion, it was moved by Councilmember Mohr, and seconded by Council- <br /> member Wood, that Ordinance No. 1066, to be read by title only and waiving further <br /> reading thereof, approving the application of the City of Pleasanton to prezone an <br /> approximately 78 acre site located at the northern terminus of Martin Avenue and <br /> just south and across the Arroyo Mocho Canal from the Pleasanton Meadows area to <br /> the PUD (Planned Unit Development)-Low Density Residential District, with the con- <br /> dition that the development be aware that construction of the bridge across the <br /> Arroyo Mocho at Martin Avenue maybe a requirement imposed on the approval of the <br /> development plan for the subject property, be introduced. <br /> The roll call vote was as follows: <br /> AYES: Councilmembers Brandes, Mercer, Mohr, Wood, and Mayor Butler <br /> NOES: None <br /> ABSENT: None <br /> <br /> MATTERS CONTINUED FOR DECISION <br /> Alternate Proposal for Hal~ersqn-Juhl p,.roperty, 8.8 acre site north side of Valley <br />~ Avenue west of Valley Plaza Shoppi~~ Center <br />~- (Contd. from 9-28-82 and 10-12-82) <br />~D Mayor Butler stated it is now in order to determine whether or not this item will <br />[] be considered tonight or continued to another meeting. <br />[] Mr. Duncan Matteson, representing Mrs. Halverson and Dr. Juhl, stated he had <br />~ spoken to them and the neighbors earlier today and they all concurred with contin- <br /> uance of this item. Councilmember Brandes stated he would like to have the matter <br /> considered at this time rather than continuing it any further. <br /> <br /> After discussion, Mayor Butler declared this item continued to the meeting of <br /> January ll, 1983. Councilmember Brandes requested this matter be placed early on <br /> that agenda. <br /> <br /> PUBLIC HEARINGS (Contd.) <br /> North Pleasanton Improvement District; Approval of Plan Lines for Roadway and Freeway <br /> Improvements <br /> Mr. Warnick presented his report (SR 82:479) dated December 9, 1982, regarding <br /> this matter. <br /> <br /> Mayor Butler declared the public hearing open on this item. <br /> <br /> Mr. Robert Eynck, representing the Taubman Company, developers of the Stoneridge <br /> Shopping Center, stated he is in favor of the concept with some reservations, because <br /> the improvements will be beneficial to the Center. However, he did question the sign- <br /> ing improvement, and expressed concern regarding the assessment cost spread in the <br /> future. <br /> <br /> Mr. Tom Archer, representing Tracor NBA, owners of a 9 acre parcel, stated he is <br /> in favor of the improvements but had some questions about the alternative plans that <br /> have been set forth relative to the east-bound on-ramp onto 1-580 from Santa Rita Road. <br /> He stated that one of the proposed plans entails straightening Pimlico Drive through <br /> the middle of Tracor's property. Mr. Archer stated he is concerned about the length <br /> of time this process is likely to take and would like to go on record as being opposed <br /> to any plan that does not have a great deal of merit and that would tie up his pro- <br /> perty for an extended period of time. He stated he has PUD approval for commercial <br /> and office use for the parcel and is actively marketing the property to developers as <br /> well as considering development himself. Mr. Archer stated he favored Alternate B <br /> over A. Mr. Warnick stated that staff recommends Alternate A, which is the realign- <br /> ment of Pimlico Drive, because it will allow a freer flow of traffic.
