this item be continued to the meeting of November 27~ 1984, to allow Clorox to go <br /> back to the Design Review Board to discuss an overall master plan for all of the <br /> property which they O~rn in the area. <br /> <br /> Mayor Mercer declared the public hearing open on this item, and continued the <br />matter to the meeting of November 28~ 1984, 8:00 P.M., in the Pleasanton Council <br />Chambers. <br /> <br />Application of John Ferreri and Fred Miranda for PUD (Planned Unit Development) zoning <br />and development plan approval to construct two medical office buildings totaling <br />approximately 51,000 sq. ft.~ and a retail shopping center totaling approximately <br />53,000 s~. ft.~ on the approximately 7.7 acre site located southeast of the inter- <br />section of Santa Rita Road and West Las Positas Boulevard adjacent to the Exxon Ser- <br />vice Station. The property is currently zoned PUD (Planned Unit Development)-Commer- <br />cial and Offices District <br /> <br /> Consider Adoption of Negative Declaration <br /> Mr. Harris presented his report (SR 84:581) dated October 24, 1984, regarding this <br />matter. <br /> <br /> Mayor Mercer declared the public hearing open on the application and the negative <br />declaration. <br /> <br /> Mr. John Ferreri, 865 Abbie Street, advised he had met with the Pleasanton Meadows <br />homeowners regarding the proposed project in an attempt to solve as many concerns as <br />possible relative to the proposed development. He stated he concurred with the staff <br />report. He presented renderings of the proposed complex. <br /> <br /> Mr. Ed Roquette, past president of the Pleasanton Meadows Homeowners Association, <br />stated he had not heard any major objections to this development from most of the home- <br />owners. He stated their two major concerns were noise impact on the Weymouth Court <br />residents, and they wanted to restrict any liquor stores or fast food businesses in <br />this center. <br /> <br /> Mr. Harold Dixon, present president of the Pleasanton Meadows Homeowners Associa- <br />tion, stated this group supports the project and are anxious to get the property <br />developed. He advised that their concerns have been adequately dealt with by the <br />staff report and a letter from the developer; their main concerns being not allowing <br />any convenience or liquor stores that might be open 24 hours a day, but they do not <br />object to the selling of liquor in a grocery store. He stated they were also con- <br />cerned about noise on Weymouth Court. He advised their landscaping concerns had been <br />satisfied. <br /> <br /> Ms. Virginia Kovac, 3124 Weymouth Court, stated the loading dock for the proposed <br />project is directly behind her house and she strongly objects to this. She stated she <br />was not in opposition to the shopping center but felt the loading dock should be moved <br />to another portion of the development. <br /> <br /> Mr. John Fer~eri responded to the comments of Ms. Kovac by advising that there is <br />no other location in the development for the loading dock. He reviewed the buffer wall <br />and landscaping proposed for this area to reduce the noise impact for Weymouth Court <br />residents. <br /> <br /> There being no further testimony, Mayor Mercer declared the public hearing closed <br />on the application and the negative declaration. <br /> <br /> 7. 10/30/84 <br /> <br /> <br />
