That the developer comply with all application requirements of City Ordinance <br /> No. 1152 (Preservation of Trees on Private Property) including submittal of a <br /> tree survey of the subject development site. <br /> <br /> be adopted. <br /> The roll call vote was as follows: <br />AYES: Councilmembers Brandes, Butler, Mohr, Wood, and Mayor Mercer <br />NOES: None <br />ABSENT: None <br /> <br /> It was moved by Councilmember Brandes, and seconded by Councilmember Wood, that <br /> Ordinance No. 1159, to be read by title only and waiving further reading thereof, <br /> approving PUD-84-14, application of Callahan Pentz Properties and Valley Memorial <br /> Hospital for PUD rezoning to reconfigure the zoning of the approximately 62 acre site <br /> located at the northwest corner of Santa Rita Road and West Las Positas Boulevard, the <br /> property currently being zoned "P" (Public and Institutional), PUD (Planned Unit Deve- <br /> lopment) RM-2500 (Maximum one unit/each 2500 sq. ft. of lot area) Districts and each <br /> of these zoning districts would remain but would be reconfigured, subject to the fol- <br /> lowing conditions: <br /> <br />1. That the rezoning of the approximately 62 acre subject property shall be per the <br /> site map, Exhibit A, dated 9/21/84 on file with the Planning Department. <br /> <br />2. That approval of this case is subject to the approval of case GP-84-13 and any <br /> conditions which may be attached thereto by the City. <br /> <br />3. That the applicant shall undertake to implement those mitigation measures identi- <br /> fied by the environmental impact reports that have been required as mitigation <br /> measures by the Planning Commission and/or City Council at any developmental <br /> stage of the project. <br /> <br />4. The subject property will undergo an environmental assessment at each develop- <br /> mental stage, and based on such assessment, the City may require further environ- <br /> mental investigations, reports or studies. <br /> <br />5. That the developer acknowledges that the City of Pleasanton does not guarantee <br /> the availability of sufficient sewer capacity to serve this development by the <br /> approval of this case, and that the developer agrees and acknowledges that <br /> building permit approval may be withheld if sewer capacity is found by the City <br /> not to be available. <br /> <br />6.
