Councilmember Brandes asked Mr. Hirst if he would object to PUD-High Density <br /> Residential zoning designation. Mr. Hirst stated he would prefer High Density Resi- <br /> dential, but would not object to PUD-High Density Residential. <br /> <br /> The following persons spoke in opposition to these items: <br /> <br /> Mr. Tom Elsnab, member of the Residential Review Committee, stated it was his <br /> recommendation that this property be zoned medium density but that he was the only <br /> member of the committee in favor of this designation. He stated the reason he felt <br /> it should be zoned medium density is that the Del Valle Parkway will be going in <br /> behind this development and everyone that drives on the Del Valle Parkway will be <br /> looking at this development. He stated he felt this area should be medium density, <br /> single-family development with park like setting and the creek used with the develop- <br /> ment. He added that he did not think a senior citizen housing complex at this loca- <br /> tion would be appropriate. <br /> <br /> Mr. M. D. Magoffin, 621 St. Marys Street, stated he has lived at this residence <br /> since 1955, and that traffic is getting to be a worse problem all the time. He asked <br /> that this portion of Pleasanton be preserved in its present characteristic style. He <br /> stated he felt that commercial and residential development should be kept in balance. <br /> He stated these comments also apply to the Deetz property rezoning - the next item on <br /> the agenda. <br /> <br /> Mr. Duane Garman, 670 St. John Street, stated he has just purchased his home here <br /> and he bought it because of the quaintness of the area, including the winery.· He stated <br /> he does not want it ruined by the development of ~artments; but wants to maintain the <br /> area as it is now. <br /> <br /> Ms. Judith Mayhew, owner of a business at 610 Main Street, President of the Down- <br />town Association, and member of the Downtown Committee of the Chamber of' Commerce, <br />stated this property is a part of the Revitalization Plan that is currently underway <br />and will be reviewed in joint session by the City Council, Planning Commission, and <br />Chamber of Commerce on April 17, 1985. She requested that no decision be made on this <br />item until after review of the Revitalization Plan. She stated she is opposed to high <br />density zoning for this area. The property is an integral part of the downtown and it <br />has been discussed for many years as a continuance from the Pleasanton Hotel and Cheese <br />Factory for boutique type shopping and restaurant development. She stated that more <br />time is needed to fully study this area. <br /> <br /> Ms. Marlene Hadley, 648 St. John Street, stated the winery has been a good neighbor <br />and it is sad to see it move. She stated it is even sadder to see apartments replace <br />the winery; she felt commercial would be more aesthetically pleasing to the downtown <br />area. She stated she would like to see the property go residential or commercial with <br />boutiques, restaurants and park area, with development of the creek site. She re- <br />quested Council to~preserve this area in the unique character is now has. <br /> <br /> Mr. Tom Schutter, 471 St. Mary Street, addressed traffic problems on St. Marys <br /> Street. He stated he agrees with small commercial development for this area to keep <br /> its status of older downtown Pleasanton.· He stated he is opposed to high density <br /> or single-family residential development zoning. <br /> <br /> Mr. Brad tlirst rebutted the comments of the opponen[s. He stated that any multiple <br />family project would not be visible from the Del Valle Parkway, because or realignment <br />and construction of an underpass. He stated that by this property being developed high <br />density it is a better way of preserving the land by bringing in permanent residents. <br />He stated he did not feel commercial on a dead end street would be feasible.
