The property is currently zoned R-1-6500 ('Sfngle-family Residential) and "P"~"(Public and Insti- tutional) Districts Consider Adoption of Negative Declaration Mr. Harris presented his report (SR 85:10) dated January 7, 1985, regarding this matter. Mayor Mercer declared the public hearing open on the application and the negative declaration. Mr. Chuck Pinkerton, representing Ponderosa Homes, stated this application was denied by the Planning Commission at their meeting of November 28th by a vote of 3-2; their concerns were that the homes for Area B were too dense at 6,000 sq. ft. He stated that Ponderosa Homes is willing to compromise by widening the lots from 60 to 65 feet, which would reduce the total number of units from 259 to 250 for the entire PUD. No one in the audience spoke in opposition to this item. There being no further testimony, Mayor Mercer declared the public hearing closed on the application and the negative declaration. It was moved by Councilmember Brandes, and seconded by Councilmember Mohr, that Resolution No. 85-23, determining on the basis of a review of initial environmental study done for this project, that no significant environmental impact would occur as outlined in the City's guidelines and that a negative declaration is appropriate in connection with PUD-84-17, the application of Ponderosa Homes for PUD (Planned Unit Development) zoning and development plan approval to construct a 250 unit single- family residential project on an approximately 51 acre site located on the west side of Camino Segura, between the residences on the north side of Hansen Drive and the Pleasanton Canal, be adopted.
