The property <br />is currently zoned R-1-6500 ('Sfngle-family Residential) and "P"~"(Public and Insti- <br />tutional) Districts <br /> <br />Consider Adoption of Negative Declaration <br /> Mr. Harris presented his report (SR 85:10) dated January 7, 1985, regarding this <br />matter. <br /> <br /> Mayor Mercer declared the public hearing open on the application and the negative <br />declaration. <br /> <br /> Mr. Chuck Pinkerton, representing Ponderosa Homes, stated this application was <br />denied by the Planning Commission at their meeting of November 28th by a vote of 3-2; <br />their concerns were that the homes for Area B were too dense at 6,000 sq. ft. He <br />stated that Ponderosa Homes is willing to compromise by widening the lots from 60 to <br />65 feet, which would reduce the total number of units from 259 to 250 for the entire <br />PUD. <br /> <br /> No one in the audience spoke in opposition to this item. <br /> <br /> There being no further testimony, Mayor Mercer declared the public hearing closed <br />on the application and the negative declaration. <br /> <br /> It was moved by Councilmember Brandes, and seconded by Councilmember Mohr, that <br />Resolution No. 85-23, determining on the basis of a review of initial environmental <br />study done for this project, that no significant environmental impact would occur as <br />outlined in the City's guidelines and that a negative declaration is appropriate in <br />connection with PUD-84-17, the application of Ponderosa Homes for PUD (Planned Unit <br />Development) zoning and development plan approval to construct a 250 unit single- <br />family residential project on an approximately 51 acre site located on the west side <br />of Camino Segura, between the residences on the north side of Hansen Drive and the <br />Pleasanton Canal, be adopted. <br />The roll call vote was as follows: <br />AYES: Councilmembers Brandes, Butler, Mohr, Wood, and Mayor Mercer <br />NOES: None <br />ABSENT: None <br /> <br /> Mayor Mercer requested that no plum trees be used in the landscaping of this pro- <br />ject. <br /> <br /> 9. l/7/88 <br /> <br /> <br />
