After discussion, it was moved by Councilmember Brandes, and seconded by Council- <br />member Wood, that Ordinance No. 1174, to be read by title only and waiving further <br />reading thereof, approving AP-84-19, appeal by Ponderosa Homes of a decision of the <br />Planning Commission denying PUP-84-17; and approving PUP-84-17, application of Ponderosa <br />Homes for PUP (Planned Unit Development) zoning and development plan approval to con- <br />struct a 250 unit single-family residential project on an approximately S1 acre site <br />located on the west side of Camino Segura, between the residences on the north side <br />of Hansen Drive and the Pleasanton Canal, subject to all conditions contained in Staff <br />Report 85:10, but amending Condition No. ! to add the date of January 4, 1985, to re- <br />flect the date of the revised development plan, and removing Condition No. 2 as it is <br />no longer necessary; and with Area A to be 5,000 sq. ft. lot units and Area B to be <br />6,500 sq. ft. lot units, be introduced. <br />The roll call vote was as follows: <br />AYES: Councilmembers Brandes, Butler, Mohr, Wood, and Mayor Mercer <br />NOES: None <br />ABSENT: None <br /> <br />PUD-81-30-25D, Application of the Koll Company f0F design review for a four building, <br />150,664 sq. ft.,.Fesearch and development complex on an approximately 11.4 acre site <br />l~Sa~gd. o~ ~he. Dor~eFly corner at Stoneridge Drive and West Las Positas Boulevard. <br />Zoning for the property is PUP (Planned Unit Development)-Industrial,..~.gmmercial and <br />Office District <br /> Mr. Harris presented his report (SR 85:06) dated January 7, 1985, regarding this <br />matter. <br /> <br /> Mayor Mercer declared the public hearing open on this item. <br /> <br /> Mr. Dave Houge, representing the Koll Company, presented a brief background of <br />the business history of this company. He stated the application was approved by <br />Planning Commission by a 3-2 vote. He advised that Planning Com~nission was concerned <br />about parking spaces being in excess of the Hacienda Business Park CC&R's; the build- <br />ing on West Las Positas being too long; the realignment of the deceleration lanes on <br />Stoneridge Drive; and the view of the rear roll up doors. <br /> <br /> Mr. Randy McCord, representing DKS Associates, addressed the parking concerns; <br />stating that the project will be 20-S0% office use with low density parking demands. <br />Mr. Hauge advised they have received a variance from the Hacienda Business Park Owners <br />Association approving the parking ratio'as presented. <br /> <br /> Mr. Robert Bernstein, the project architect, presented site plan and color scheme. <br />He addressed the concern of the Planning Commission relative to the length~of Building <br />Two, which they felt was too long. -He stated there are two alternatives: (1) recess- <br />the center three bays for a length of 72 feet which allows a larger plaza area and more <br />landscaping; or (2) keep the original configuration but take out one 24 foot unit and <br />~dd more landscaping. He advised that he ppefers Alternate One. <br /> <br /> Ms. Cathv Deino, POD, landscape anchitect, reviewed the landscaping plans and-pre- <br /> Bnted renderings showing the concept. <br /> <br /> Mr. Chris Kinzel, representing TJKM Trafic Consultants, addressed the traffic <br /> ~ncerns. He stated that provisions are being made for the street improvements for <br /> ~e proposed Stoneridge extension intersection. With regard to the deceleration lane <br /> West Las Positas Boulevard, the driveway in question has been moved thereby pro-. <br /> ding more adequate lanes. <br /> <br /> No one.in the audience spoke in opposition to this item. <br /> <br /> lo. 1/7/s5 <br /> <br /> <br />
