Mr. Art Dunkley, 4672 Second Street, stated he is concerned about Condi- <br /> tion No. 5 "That the existing renters located on the site shall be afforded <br /> the same renters relief as detailed in Section 2-25.10 (Tenant Provisions) of <br /> Ordinance 980 concerning Condominium Conversion Projects; existing tenants <br /> shall be so notified within one week of project approval" He stated this <br /> condition is irrelevant to the proposed project, and would create a dangerous <br /> precedent. He suggested it be eliminated from this application and others <br /> similar to it as it would have a major negative impact on the housing program. <br /> <br /> Mr. Brent Wilsox, representing his parents at 3988 Stanley Boulevard, <br />stated that Mr. Payne had contacted the surrounding neighbors to discuss the <br />project. He stated he strongly supports staff recommendations regarding pres- <br />ervation of trees. <br /> <br /> Mr. Bill Lenson, 3950 Stanley Boulevard, stated that Mr. Payne had dis- <br />cussed the proposed project with surrounding neighbors. He expressed concern <br />regarding the future width of the street. He stated the plan is nice but he <br />did not understand how it could be approved without the precise street align- <br />ment being established. He stated he felt major setbacks should be required <br />to protect against noise from the road and from the railroad tracks. <br /> <br /> Mr. Morris Jones, 4023 Stanley Boulevard, expressed concern about what is <br />going to happen to Stanley Boulevard as a street. He also expressed concern <br />regarding the preservation of trees. <br /> <br /> Mr. Brad Peters, 4202 Stanley Boulevard, stated he is concerned about <br />parking on the street from this project and the impact on existing homes. <br /> <br /> Mr. Gary Cose, 4086 Stanley Boulevard, stated he did not feel any project <br />should be built until the new street alignment is determined; only develop <br />after the street improvement is completed. <br /> <br /> Mr. Gregory Mix, 205-D Main Street, architect for the project, stated the <br />developer will save as many trees as possible but that some of the walnut <br />trees are in bad condition and will have to be removed. <br /> <br /> Mayor Mercer stated he is still concerned about the project as it relates <br />to the ultimate street width and noise buffering. <br /> <br /> Mr. Payne stated the project is designed taking into consideration the <br />most extreme streeet width projections. He stated the complex will have <br />double paned windows and be stucco to reduce noise impacts. <br /> <br /> Mayor Mercer expressed concern about the pool being at the front of the <br />project next to the street. <br /> <br /> Mr. Mix stated the pool could not be moved and the project still retain <br />the 36 units and meet the setback requirements. He advised there is no access <br />from the public right-of-way and therefore the pool should not cause any <br />problem. <br /> <br /> There being no further testimony, Mayor Mercer declared the public hearing <br />closed on this item. <br /> <br /> After discussion, it was moved by Councilmember Brandes, and seconded by <br />Councilmember Butler, that Ordinance No. 1219, to be read by title only and <br /> <br /> - 11 9-17-85 <br /> <br /> <br />
