411

Residential Densities

Mr. Lee said we should determine if we are going to maintain open
space or use the lands for residential development and at what
density. If the City is concerned with affordable housing, there
is little high density residential land left. Something should
be done to provide a greater number and lower costs. We should
make the best use of the little space we have for high density
housing.

Commissioner Michelotti made the suggestion that we advise
citizens of a density more specifically indicated than an average
range, for example, 2 - 8 rather than 5..

Mayor Mercer asked if there was any problem adding a rural
residential category and an additional high density category to
the General Plan. There were no objections.

Councilmember Wood noted that 15% of the building was made up of
apartments which seemed high. Mr. Lee pointed out that there was
a pent up demand for a long period of time and that we are
rapidly using land where we could build apartments or townhouses.

Employment Centers

Mr. Lee asked what the feelings were about our present-employment
centers. How might we invite more patronage to our downtown
businesses? Shall we attempt to attract the tourist trade?

Councilman Butler stated that there is not enough room to expand
downtown. It is geographically limited. He also stated that
landscaping and street improvements would help. Councilmember
Mohr said we will soon be seeing some positive changes.

Those present agreed that Option 2 was the best approach.
Commercial Centers

Mr. Lee noted the regional commercial was almost exclusively at
Stoneridge Mall. What is an adequate amount of land to use as
commercial? Is there room in Pleasanton for another regional
commercial facility?

The general consensus was no.

Commissioner Micholetti felt that a neighborhood commercial
facility might be desirable at the periphery of Stoneridge.

Mr. Lee stated that it would be wise to choose these areas now
while we have the best locations.

Those present supported Options 1, 2, 3 and 4.

- 5 -
