297 <br />medical office buildings, an outpatient surgical unit, a diagnostic labora- <br /> tory, and an exercise/rehabilitation unit, which will be unique to this area. <br /> <br /> No one in the audience spoke in opposition to this item. <br /> <br /> There being no further testimony, Mayor Mercer declared the public hearing <br />closed. <br /> <br /> Councilmember Brandes asked if each building as well as the total complex <br />will be under the TSM Ordinance. Mr. Swift advised that each particular user <br />with over fifty employees as well as the whole development will have to meet <br />the requirements of the Transportation Systems Management Ordinance. <br /> <br /> Mayor Mercer asked how the City can control the condition that there shall <br />be no more than 13 occupants in the diagnostic lab, 17 occupants in the out- <br />patient surgical unit, and 21 occupants in the exercise/rehabilitation center <br />at any given time. Mr. Swift advised that it will be controlled on a com- <br />plaint basis. He stated that if more parking is needed then some landscaping <br />could be removed. <br /> <br /> After discussion, it was moved by Councilmember Mohr, and seconded by <br />Councilmember Brandes that Ordinance No. 1289 to be read by title only and <br />waiving further reading thereof, approving PUD-82-18-6D-2M, application of <br />Richard Nolan and Ashwill, Hawkins and Partners for a major modification to an <br />approved development plan for an office/industrial complex to allow for an <br />increase in the square footage for medical office and related uses on an ap- <br />proximately 4.3 acre site located on the southeast corner of the intersection <br />of Santa Rita Road and Stoneridge Drive, subject to all conditions outlined in <br />Exhibit A of Staff Report 86:511, be introduced. <br />The roll call vote was as follows: <br />AYES: Councilmembers Brandes, Butler, Mohr, and Mayor Mercer <br />NOES: None <br />ABSENT: None <br /> <br />RZ-86-12, Application of Douglas Safreno to rezone an approximately 9,600 sq. <br />ft. site from RM-2500 (Multi-family Residential) to CF (Freeway Commercial) <br />Dl~tFict, located on the east side of First Street approximately 150 feet <br />south of the intersection of Vineyard Avenue and First Street <br /> Mr. Swift presented his report (SR 86:502} dated December 2, 1986, regard- <br />ing this matter. <br /> <br /> Mayor Mercer declared the public hearing open on this item. <br /> <br /> Mr. Douglas Safreno, applicant, stated he concurs with the staff report <br />and conditions contained therein. <br /> <br /> No one in the audience spoke in opposition to this item. <br /> <br /> There being no further testimony, Mayor Mercer declared the public hearing <br />closed. <br /> <br /> Councilmember Brandes stated there has been a great deal of concern over <br />the past ten years as to what type of development is appropriate on the east <br />side of First Steer, in that particular block with the Shell Service Station. <br />This application is appropriate, but he did not want anyone to assume that <br /> <br /> 7 - 12-2-86 <br /> <br /> <br />
