Mayor Mercer declared the continued public hearings Open on these two <br />items. <br /> <br /> Mr. Ken Gooch, applicant, #1 Peters Avenue, stated he felt there is a need <br />for this housing in Pleasanton. <br /> <br /> Mr. Brad Caroline, 3680 Vine Street, stated that traffic should not come <br />into play when considering approval of this project; with the street improve- <br />ments on Bernal Avenue to Valley the LOS levels may be reduced to acceptable <br />levels. He stated there is also the low income housing aspect to be con- <br />sidered; Arroyo I units have worked out well. He stated the proposed project <br />deserves merit and it will provide needed housing. He added the extension of <br />Vine Street has always been in the City's plans, which would alleviate traffic <br />congestion. <br /> <br /> Mr. Harry Caldwell, 3745 Vineyard Avenue, stated he has lived at this <br />location for fourteen years. He felt there has been some misinformation <br />regarding the subject property. He stated that to his knowledge there has <br />never been a fatal or serious accident on Vineyard Avenue and that driveway <br />entrances are not a factor. He advised there are a lot of retired people <br />residing on Vineyard Avenue. He stated the proposed project is close to down- <br />town Pleasanton, is within walking distance of the Flair Market Center as well <br />as to Cole's Market and First Street Center, and has Wheels bus service. He <br />felt Mr. Gooch should be given the opportunity to develop this property; he <br />builds a quality project as evidenced in other projects he has constructed. <br />Mr. Caldwell felt the inner part of the City should be utilized. He added <br />that traffic congestion will be alleviated when the street improvements are <br />completed. He suggested a left turn lane at Mavis would alleviate the problem <br />of traffic. He felt this project is in the best interests of the City of <br />Pleasanton. He stated that two of his neighbors, McGee and Nelson,'were un- <br />able to attend the meeting but are in favor of the project. <br /> <br /> Ms. Sylvia Riccio, 3759 Vineyard Avenue, a resident of Pleasanton for <br />thirty-one years, stated she concurs with the statements made by Mr. Caldwell. <br />She stated Mr. Gooch has good plans to develop this land, and traffic is not a <br />problem if people obey the speed limits and traffic laws. She added that Mr. <br />Gooch should have the opportunity to build the project and that it will be an <br />asset to the City. <br /> <br /> Mr. Joe Ales, owner of property in the area~ stated he is in favor of this <br />project, and the City need this type of housing. <br /> <br /> Mr. John Vanderoovart, 4300 Del Valle Parkway, stated that when the Bernal <br />Avenue loop is completed traffic on Vineyard Avenue will be greatly reduced. <br />He stated that Mr. Gooch made an effort to acquire additional projects to al- <br />leviate strip development. He stated he is in favor the the proposed <br />projects. <br /> <br /> Mr. Chris Beratlis, 2727 Crellin, stated he fails to recognize any serious <br />traffic problems on Vineyard Avenue. He stated he concurs with the other <br />speakers; Mr. Gooch is a quality builder and should be allowed to construct <br />these projects. <br /> <br /> Mr. Ron Schneider, 650 Orofino Court, President of the Vintage Hills Home- <br /> owners Association, spoke in opposition to these projects. He stated the <br /> driveway exit out of Arroyo I is 23 feet, Mavis Drive is 37 feet, and Birch <br /> <br /> 19 - 4-21-87 <br /> <br /> <br />
