AP-87-3, Appeal of Singleton of a decision of the Plnning Commission approving <br />Tract 5736, application of William Skinner and Earl Adams to subdivide an ap- <br />proximately five acre site into eight parcels for single-family residential <br />use, ranging in size from approximately 20,600 sq. ft. to approximately 36,000 <br />s . ft., located on the north side of Mohr Avenue, approximately 500 feet west <br />o~ the intersection of Martin Avenue and Mohr Avenue. Zoning for the property <br />is PUD (Planned Unit Develo mentI-Low Density Residential District <br /> Mayor Mercer declared tle pu lic hearing open on this item, and continued <br />it to the meeting of April 21, 1987, 8:00 p.m., in the Pleasanton Council <br />Chambers, at the request of the appellant. <br /> <br />AP-87-4, Appeal of bas Homes of a Planning Commission decision a proving Tract <br />5736, application of Combs/bas Homes to subdivide an approximateVy five acre <br />site ' r o ingle-family residential use,s <br />from o e 0 q ft. to approximately 40,400 located on <br />the south side of Cameron Drive, approximately 500 feet west of the intersec- <br />tion of Martin Avenue and Cameron Drive. Zoning for the property is PUD <br />(Planned Unit Development}-Low Density Residential District <br /> Mayor Mercer declared this item withdrawn from the agenda, at the request <br />of the appellant. <br /> <br />PUD-86-18, Application of Oakridge Properties/Valley Medical Associates for <br />development plan approval to construct an approximately 48,092 sq. ft. retail <br />commercial center to be located on an approximately 3.8 acre site located at <br />the southeast corner of the intersection of West Las Positas Boulevard and <br />Santa Rita Road. Zonin9 for the property is PUD (Planned Unit Development)- <br />Commercial District <br /> <br />Consider Adoption of Negative Declaration <br /> Mr. Swift presented his report (SR 87:143) dated April 7, 1987, regarding <br />this matter. <br /> <br /> Mayor Mercer declared the public hearing open on the application and the <br />Negative Declaration. <br /> <br /> Mr. Jim Horsley, representing the applicant, concurred with the staff re- <br />port. He presenteC site plans and reviewed the development, stating the first <br />phase would be 27,000 square feet and the second phase 14,000 square feet; the <br />density has been lowered; peak hour traffic will be less; the project is com- <br />patible with the adjacent shopping center; and the project enhances and pro- <br />vides needed service for this particular location. He advised he met with the <br />Homeowners Association and has come to an amiable solution to such concerns as <br />truck deliveries, location of dumpsters, and blowers on the site. He stated <br />the total project is 47,720 square feet. <br /> <br /> No one in the audience spoke in opposition to this item. <br /> <br /> There being no further testimony, Mayor Mercer declared the public hearing <br />closed on the application and the negative declaration. <br /> <br /> It was moved by Councilmember Brandes, and seconded by Councilmember Wil- <br />son, that Resolution No. 87-138, determining on the basis of a review of ini- <br />tial environmental study done for this project, that no significant environ- <br />mental impact would occur as outlined in the City's guidelines and that a <br />negative declaration is appropriate in connection with PUD-86-18, application <br />of Oakridge Properties/Valley Medical Associates for development plan approval <br /> <br /> - 14 4-7-87 <br /> <br /> <br />
