171

the Dawes property. He suggested a buffer on both sides of Trenery Drive to
preserve that area as it is now. He expressed concern about a street in the
middle of the Dawes property.

Mr. Max Gahrahmat, representing the Chu property, stated that a lot of
planning has gone into the plan. He stated there will be a need for housing
in the future and that proper landscaping should take care of the environment.

Mr. John Garvin, representing the Livermore Valley Airmen's Association
and the ad hoc committee of Pleasanton pilots to protect the Livermore Air-
port, presented a written presentation regarding the Stoneridge Drive Specific
Plan. He stated it would be a serious and potentially tragic mistake to allow
high density development near the Airport. To make this area medium to high
density, whether by way of residential or_commercial or both, is to gamble on
the future safety of such persons. He stated that pilots cannot just turn
upon take-off to avoid flying over Pleasanton Meadows homes. He suggested the
area be considered for light industrial or business park use. He added that
high density development would create enough taxes to allow the City to extend
Stoneridge Drive to connect with E1 Charro Road, but the priority should be
safety rather than financing, some other means should be sought to finance
such construction.

Mr. Lou Baldacci, representing Far West Properties and the Molinaro prop-
erty, stated the Stoneridge Drive Specific Plan is a draft plan as a way to
get the process started; he felt the process should proceed as quickly as pos-
sible to make it a workable plan for all concerned.

Mr. Bill Selway, 2313 Martin Avenue, speaking for Jim Fazzari who would
like Council and Planning Commission to continue their efforts to work on low
density residential feathering into medium density. Mr. Selway stated he
would like for Council to look further into making Stoneridge Drive a six lane
parkway. He felt the Dawes property is not in conformance with other develop-
ment of the area.

Mr. Herb Singleton, 2207 Martin Avenue, stated that making the Staples
Ranch a golf course would be lovely. He felt Las Positas Boulevard should
bear some of the traffic. If Stoneridge Drive is widened there should be a
soundwall installed. He felt the Dawes property should be low density. He
felt the Mohr House is not appropriate in the Mohr-Martin area.

Mr. Glen Hulett, 2201 Martin Avenue, stated he felt the Dawes property
should be developed as other properties in the neighborhood. He stated he is
on 1.6 acres and would like to have compatible residential next to his proper-
ty. He would not like to see high density next to low density. As far as
Stoneridge Drive, he felt the planning is appropriate but the arroyo should be
buffered.

Mr. Dale Turner, Mayor of the City of Livermore, stated that the City of
Livermore will oppose any development that will adversely affect the Livermore
Airport. He stated Livermore wants to support and cooperate with the City of
Pleasanton in resolving this issue. He stated the Staples Ranch is within the
Sphere of Influence of Livermore and currently support industrial/commercial
development of this area. If the Pleasanton City Council supports high densi-
ty of this property then Livermore will oppose it through LAFCO, as it will
impact the Livermore Airport. He stated the 1-580/680 projects need to be

6 - 3-29-88
