175 <br /> <br /> Councilmember Mohr stated that commercial use generally generates as much <br /> traffic as residential; if Council converts to commercial it will not forfeit <br /> the route. She stated uses should not be dictated by cost but users need to <br />0 pay their fair share. He stated there are better locations for <br /> high density development than proposed in the report. The demand for housing <br /> of the type to balance the community and where it will be located should be <br /> closely considered. <br /> <br /> Mayor Mercer stated he felt it is good planning to have a small amount of <br /> medium density residential to buffer existing residential on Stoneridge Drive. <br /> He stated he did not want low density next to high density; it should be <br /> feathered from low to medium to high density residential. <br /> <br /> Planning Commissioner Mahern stated she questioned the need for a six lane <br /> street through a residential area. The medium density is a nice buffer and <br /> transition to low density residential. She concurred with Planning Commis- <br /> sioner Tarvet regarding the need for a mixture of housing to give balance to <br /> the community. <br /> <br /> Planning Commissioner Michelotti stated the proposed plan provides service <br /> for commercial as well as residential as well as a way to get to the freeway. <br /> She stated she is in favor of reducing the six lane street to a four lane <br /> street. She stated she would like to see a lower density particularly on the <br /> Dawes property, next to low density. She felt the concept of medium density <br /> bordering the freeway is good. She felt the Chu property density should be <br /> reduced somewhat. She stated Council and Planning Commission has tried to be <br /> sensitive to the Mohr-Martin area rural characteristic atmosphere; she felt <br /> the area should be buffered and feathered from high to medium to low density <br /> residential in order to preserve the uniqueness of the area. <br /> <br /> Mr. A1 Sable stated that he bought property in this area because of the <br /> quietness of the area. He felt to build a six lane street would destroy the <br /> aesthetics as well as the natural habitate of the area. He felt property <br /> values would be decreased. He asked Council to consider the economics of the <br /> people living in the area now, as well as the environment. <br /> <br /> Mr. Chris Haynam, 3035 Ferndale Court, stated he is concerned about a six <br /> lane road in a residential area. He stated if the road is widened there <br /> should be a soundwall and landscaping to properly mitigate the noise impacts. <br /> He stated that traffic from Hacienda Business Park will increase if the road <br /> is widened. <br /> <br /> - 4 - 3-29-88 <br /> <br /> <br />
