Shell Station to serve the business park and apartment complex as well as the
neighborhood. The City now has an opportunity to replace one of the gas sta-
tions that has closed in the last fifteen years with a first class station.
C) He urged Council to support the project.

Mr. Robert Zuffelato, 3251 Hampton Court, stated that most neighbors do
not object to the project, the land is zoned commercial. He thanked the City
Council for their hard work and for keeping the neighbors best interests in
mind.

Ms. Jan Cox, 2353 Saddleback Drive, Danville, stated that when she and her
husband proposed opening their station in Danville there was opposition but
since it has been in operation there has been no opposition, all feel it is
complimentary to the area and an asset to the community as well as a con-
venience to all.

Mr. Henry Ball, 500 Sycamore Circle, Danville, stated he was one of the
opponents to the Cox's service station in Danville but it has proved to be an
asset to the community, it has not unduly increased traffic, there is no
loitering, and has been adequately landscaped. He highly recommends the
project.

Mr. Jim Tierney, 4122 Valley Avenue, night supervisor for Carl Cox, stated
that the Cox's contribute much to the City of Pleasanton; they have another
business in Hacienda Business Park as well as their corporate office, they
hire many youth of Pleasanton to work at their service station, and they have
sponsored little league teams as well as the Foothill Boosters Club. He felt
the City needs more business persons like the Mr. and Mrs. Cox. He urged the
project be approved with any more delay.

Mr. Shane Berger, Fremont, stated he has twenty vehicles traveling
throughout the City in his business and feels a gas station at this location
will improve traffic and be an added convenience, and should be approved
quickly.

The following persons spoke in opposition to the proposed service station:

Mr. Robert Fairman, 3979 Fairlands Drive, stated he has consistently
spoken against the proposed project. He reviewed the sequence of events as-
sociated with this property since 1979 as well as the changes made to the pro-
posed service station and mini-mart. He felt a restaurant would be more com-
patible at this location and be a better symbol for the entrance to the City.
He expressed grave concern regarding traffic and urged that this project not
be approved until improvements are completed to the Santa Rita Road inter-
change, or at least until revised traffic studies are completed as recommended
by the Planning Commission. He feels the timing is wrong for development of
this corner and that no development should take place until completion of all
traffic improvements.

Mr. Rick Dobbs, Portsmouth Court, stated he is concerned about the traffic
situation; he has witnessed the congestion created by McDonalds. He recommen-
ded that Council follow the Planning Commission recommendation that no action
be taken on this matter until completion of a revised traffic study and com-
pletion of the Santa Rita Road interchange.

7 - 2-16-88
