that the sale of diesel should be prohibited as this will attract <br />trucks from the freeway and become a truck stop. He stated that <br />Councilmembers were concerned about noise to residents of Vintage <br />Hills in a previous item that restricted hours of construction; <br />he felt the residents of Pleasanton Meadows should have the same <br />consideration. He stated there will be severe noise from the <br />proposed service station. He asked Council to reconsider these <br />restrictions. <br /> <br /> Mr. James Miller, Camelot Court, stated Council has made <br />reference to McDonald's being a mistake at their location; he <br />urged them not to make the same mistake with the approval of the <br />proposed service station. He stated the convenience store and <br />station will attract many people other than Pleasanton Meadow <br />residents and will create noise, pollution, and adverse lighting <br />conditions. He felt the convenience store and service station <br />bad for that intersection. <br /> <br /> Ms. Cheryl Short, 3853 Fairlands, stated that a car wash has <br />already been approved on Pimlico Drive; she did not see the need <br />for another car wash at this location. <br /> <br /> Mr. Stu McKinley, Camelot Court, stated the residents of <br />Pleasanton Meadows do not need a gas station at this intersec- <br />tion. He requested Council to reconsider the project and its <br />impact on the entrance to the community. <br /> <br /> Mr. Pat DeSantis, 3568 Chippendale Court, stated that service <br />stations tend to attract undesirables, and there is an increase <br />in crime. He stated that a gas station does not long in a re- <br />sidential area, and should not be located on such a busy corner. <br /> <br /> Mr. Robert Fairman again stated there will be a greater traf- <br />fic problem at this intersection if the service station is al- <br />lowed. He stated he supports something going in but it should be <br />a facility that would work out for everyone's benefit. <br /> <br /> Mr. Carl Cox stated that Council restricted the hours of <br />operation from 5:00 a.m. to 12:00 p.m., and that he needs the <br />sale of diesel to make the project viable. He stated that it is <br />illegal for trucks to use Santa Rita Road, therefore there should <br />not be any problem with the station becoming a truck stop. <br /> <br /> Councilmember Wilson stated Councilmember Mohr objected to <br />the mini-mart associated with the proposed service station. He <br />advised that he and Councilmembr Brandes met with the developer <br />as well as residents to find an agreeable solution to the mini- <br />mart; as a result the developer agreed to eliminate the mini-mart <br />and add a 720 sq. ft. snack bar. The developer also agreed to <br />start construction of the retail building before operation of the <br />service station. The rear wall of the building is 28 feet high <br />and will act as a buffer to relieve noise. <br /> <br /> Councilmember Butler stated he felt in the discussion with <br />some of the neighbors he got the strong feeling that the major <br />concern was with the convenience market and the sale of alcohol. <br /> <br /> - 12 - 1-19-88 <br /> <br /> <br />
