Council asked staff if these figures are correct. Mr. <br />Elliott stated he would have to verify and advise Council later. <br /> <br /> Mr. A1 Bronzini, 719 Main Street, representing the Downtown <br />Association, presented a letter to Council regarding the Downtown <br />Association's position on this matter. He stated that at their <br />meeting of December 12, 1988, Mr. Tom Byrnes of Stanley Partners <br />was present and showed the Board the most recent plans for the <br />proposed shopping center. He did not believe there was one Board <br />member present that does not feel this is a beautiful and well <br />planned project. However, since the Downtown Association, the <br />Chamber of Commerce Downtown Committee and the City have embarked <br />on a course directed toward revitalization and growth of the <br />Downtown Business District, at this point the Downtown Association <br />must take a stand that the approval of any more shopping centers <br />could jeopardize the already fragile status of the Downtown <br />Business District. The addition of another shopping center so <br />close to town might end the need for revitalization. He asked <br />Council to give the Downtown Association a commitment for the <br />improvement of Downtown and afford them the time for completion so <br />that they can compete fairly with the surrounding shopping <br />centers. <br /> <br /> Mr. Russ Bigelow, 233 Rachel Place, stated the proposed <br />project will back up to his property and he does not want to look <br />at the back of a supermarket. He stated the shape of the parcel <br />to be great for a large parking lot for downtown. He stated he <br />shops at Raleys and feels that that shopping center is sufficient <br />to serve the residents in this area of the City. <br /> <br /> Ms. Pat Mitchell, business person in the Vintage Hills <br />Shopping Center, urged Council to support the Planning Commission <br />and staff, and vote No on this appeal. She stated that Raleys has <br />just opened and it needs to be given a change to establish <br />itself before Council should approve another shopping center. She <br />stated there is also the Vintage Hills Shopping Center, Coles <br />Market, and Country Fair which should be taken into consideration. <br />She wants to keep shopping in Pleasanton, and also keep the small <br />town atmosphere. <br /> <br /> Mr. Todd Fujinata, Attorney for the owners of the Vintage <br />Hills Shopping Center, stated his client purchased this shopping <br />center about twelve months ago. At that time they made a <br />commitment to do things to revitalize and energize that center. <br />He stated a consultant has been hired to study and help in this <br />regard and the owners hope to be in the planning stages within <br />sixty days. He stated it is the duty of Council to intelligently <br />plan for the community and he felt this is a planning issue, not a <br />competitive issue. He did not believe another supermarket is <br />warranted in this area. He also questioned the validity of the <br />marketing study. He stated it is the owners position that Alpha <br />Beta, Lucky, and Nob Hill should be included in the study to give <br /> <br /> - 11 - 12-20-88 <br /> <br /> <br />
