275

advised she is agreeable to anything Council decides. She asked
Council to investigate two traffic problem areas: a "stop" or
"yield" sign is needed on Abbie Street, because of speeding
drivers from the subdivision below; and at the intersection of
Mirador Drive and Angela, there is a stop sign on Mirador but none
on Angela - she felt there should also be one on Angela Street to
allow better traffic flow.

Mayor Mercer instructed staff to look into these two traffic
problem areas.

After discussion, Council concurred not to take action at
this time on the extension of Mirador Drive to Bernal Avenue.

Mayor Mercer instructed staff to notify the affected
residents well in advance of further discussion on this issue.

item 6b
Report reqardinq auto part stores in the C-N Zoninq District
Mr. Swift presented his report (SR 88:492) dated October 18,
1988, regarding this matter.

Mr. Mike Murphy, Project Manager of the Oak Hills Shopping
Center, stated that Councilmember Mohr brought this matter up for
Oak Hills Shopping Center specifically and for all C-N zoning
districts generally. He advised that auto parts stores are no
different that any other retail store and he has received
inquiries regarding this type of business in the shopping center.
He stated that not allowing this use is severely restricting his
leasing ability.

Councilmember Wilson asked what tenants are now proposed
in the Oak Hill Shopping Center. Mr. Murphy advised that leasing
is going slowly because of sewage connection fees. There is a
Mountain Mike's Pizza, Raley's, a dry cleaners, several small
restaurants, a beauty supply store and two beauty salons. He
advised that negotiations are underway with Hallmark and a Bank of
the West branch.

Mr. Roy Neat stated he could see no objection to a business
with boxed goods.

Councilmember Butler stated the key element is whether or not
an auto parts store would have a machine shop; parts stores
without a machine shop are just another retail store.

It was moved by Councilmember Butler, and seconded by
Councilmember Wilson, to initiate an amendment to the zoning
ordinance (Table 18.44.090 of the Municipal Code) to add
"automobile supply stores" without machine shops as a permitted
use in the C-N (Neighborhood Commercial) zoning district.

- 5 -

10-18-88
