213 <br /> <br />City has no precise plan for the widening of Main Street. He <br />feels the building belongs on the sidewalk. He noted that no two <br />blocks on Main Street are the same width. He stated that downtown <br />Pleasanton has charm and that should be retained; he feels his <br />building will enhance the downtown area. He reviewed the parking <br />available to this building, and stated he is willing to enter into <br />an in lieu parking agreement to participate in a parking district <br />that may be established in the downtown in the future. <br /> <br /> Mr. John Stanley, 4149 Rennellwood Way, stated he is in favor <br />of this project, and in light of economic studies is impressed <br />with the enthusiam of Mr. Hirst for the downtown area. <br /> <br /> Mr. A1 Bronzini, 719 Main Street, and President of the <br />Pleasanton Downtown Association, stated the Board voted <br />unanimously on August 22nd in support of this project. He advised <br />that the Round-Up (former use of the property) has been an eyesore <br />to the downtown area for many years. This is an incredible <br />opportunity to turn this bad corner into a nice project. He urged <br />Council to approve the development. <br /> <br /> Ms. Joyce Getty, owner of 500 Main Street, stated she does <br />not think the seven foot dedication is important. She felt the <br />developer's action offering to enter into an in-lieu parking <br />agreement that will involve a lot of money shows he is going out <br />of his way to provide a viable building for the downtown area. <br /> <br /> Mr. Gene Finch, 649 Main Street, stated he supports the <br />project; it is a viable and good project and creates heritage and <br />ambiance to the downtown. He stated he has been a businessman for <br />twenty-two years and has seen buildings come and go; Pleasanton <br />needs businesses to sustain the downtown. He urged Council to <br />support the project as it is vital to the community. <br /> <br /> Ms. Judy Mayhew, 610 Main Street, stated the seven foot <br />setback should not present a problem; the greater concern comes <br />from a safety and traffic flow standpoint and the setback will not <br />affect that issue. She stated that as far as parking, if the <br />downtown had money to go into a parking structure, this matter <br />would be resolved. She felt this project deserves approval. <br /> <br /> Ms. Kaye Wellman, 7898 Flagstone Drive, read her letter that <br />she sent to Planning Commission, underscoring that mix is very <br />important in creating a downtown with more interest. She stated <br />this project will preserve the heritage of the downtown; she urged <br />Council to approve the development. <br /> <br /> No one in the audience spoke in opposition to the item. <br /> <br /> There being no further testimony, Mayor Mercer declared the <br />public hearing closed on the appeal and on the negative <br />declaration. <br /> <br /> - 13 - <br /> <br /> 10-4-88 <br /> <br /> <br />
