3. That the Forest Hill II homes include a minimum of 30 feet of <br /> setback from the fence of the nearest existing neighbor, and <br /> that side yards include a minimum of 10 feet from the <br /> property line to the house. <br /> <br />4. The Forest Hill II include a Foothill Road access in a <br /> location deemed most appropriate by the City Engineer. And <br /> that this Foothill access be controlled in an appropriate <br /> manner, as deemed necessary. This would include control at <br /> the intersection of Muirwood Drive and Foothill Road. <br /> <br />5. That the developer donate $100,000 to Lydiksen School to <br /> offset the negative impact of additional children from both <br /> Forest Hill I and Forest Hill II developments at an already <br /> overcrowded school. This money is to be used for classroom <br /> construction and additional teachers for additional classes. <br /> <br />6. That the existing perimeter neighbors be consulted and <br /> participate in the decisions concerning the types of trees <br /> and shrubs planted along the perimeter fencing. <br /> <br />7. The Forest HillII homes shall have either tile or fibre-glass <br /> (shake imitation) roof covering. <br /> <br />8. That no more than 2 houses in a row be of the same style <br /> and/or color. <br /> <br /> Mr. Larry Bridgman stated there are a number of givens: <br />stubbed streets to this project, future development, etc. He <br />stated he has made numerous attempts to address the concerns of <br />the neighbors and has made concessions regarding density, placing <br />single story homes adjacent to existing properties, grading, <br />landscaping, fencing, etc. He stated this project is a like <br />project to the surrounding neighborhood. He stated he bought <br />Phase I as it was already approved. He would like to continue <br />with the development of Phase II, as approved by the Planning <br />Commission. He did not feel a continuance of the application <br />would be in the best interests of anyone; he would like a decision <br />tonight. He has met the criteria established by the City and <br />feels he has a good plan that is flexible in FAR's and it <br />addresses the school situation as well as other concerns of the <br />surrounding property owners. <br /> <br /> Councilmember Brandes asked Mr. Bridgman if he is asking for <br />a decision tonight or is he willing to continue the item and meet <br />further with the neighbors to review the plan. Mr. Bridgman <br />stated that the information presented meets City requirements <br />and that he would like City Council to act on the project tonight <br />as presented. <br /> <br /> There being no further testimony, Mayor Mercer declared the <br />public hearing closed on the application and the negative <br />declaration. <br /> <br /> <br />
