Mayor Mercer declared the continued public hearing open on <br />the item. <br /> <br /> Mr. Jerry Brooks, representing the Westbrook Housing Group, <br />introduced members of his group who would be making presentation. <br /> <br /> Ms. Diane Niclas, 2041 Brushcreek Drive, Pittsburg, presented <br />renderings relative to the 19 patio homes. She stated that lofts <br />have been added to 9 of the 19 units to make the development more <br />interesting aesthetically as well as maintaining more privacy, <br />which makes the homes more livable. She advised the single-story <br />homes are 16-1/2 feet high and the lofts are 22-1/2 feet high. <br /> <br /> Mr. Bob Leach, Landscape Architect, Thompson and Merrill, <br />presented renderings of the landscape features, including the <br />stone pillar entry monuments. He stated the trees have been <br />upgraded and will be automatically irrigated. He reviewed the <br />cedar fences with the stone pillars, and the masonry walls that <br />will be on Bernal Avenue. <br /> <br /> Mr. Rod Andrade, MacKay & Somps, presented drawings showing <br />the changes in the grading and the elimination of four lots on the <br />spine, being replaced by five lots in areas of the project being <br />graded already. He reviewed the replacement of the emergency <br />access road as well as the tree removal. <br /> <br /> Mr. Dominic Pierri presented renderings relative to the <br />paired unit portion of the project, which has been reduced from 50 <br />units to 49 units. He advised that land has been acquired from <br />the Catholic Church which will provide more open space and allow <br />the square footage of the units to be increased. He advised that <br />the height of the one story units are 19 feet, and the height of <br />the two story units are 25 feet. <br /> <br /> Mr. Ted Fairfield, Civil Engineer, stated he was involved in <br />this project at its conception. He stated the changes proposed <br />are for the betterment of the project and he does not see any <br />problem about the height of the roofs. <br /> <br /> Ms. Pat Griffin, 1055 Kottinger Drive, thanked the developers <br />for not putting lofts on the units behind her home. She stated <br />there is a steep ridge behind the Vintage Hills school; she asked <br />how the dirt would be secured in this area. Mr. Brooks advised <br />there will be erosion control and that the slope will be rounded <br />off when the work is completed. <br /> <br /> No one in the audience spoke in opposition to the item. <br /> <br /> There being no further testimony, Mayor mercer declared the <br />public hearing closed. <br /> <br /> Councilmember Brandes stated he would like to have a <br />condition added to the conditions of approval setting forth the <br />height limitations. <br /> <br /> - 16 - 3-7-89 9ss <br /> <br /> <br />
