161 There being no further testimony, Councilmember Brandes declared the public hearing closed. It was moved by Councilmember Mohr, and seconded by Councilmember Tarver, to adopt Resolution No. 89-279, approving the application of Ron and Susan Cote for regrading on a vacant single-family lot at 870 Montevino (Lot 33, Tract 5835), subject to the conditions listed in Attachment A to the staff report. The roll call vote was as follows: AYES: Councilmembers Mohr, Tarver and Brandes NOES: None ABSENT: None ABSTAIN: Councilmember Butler and Mayor Mercer Item 6f Application of Ray Soronello for reqrading approval at 3088 Crestablanca Drive (Lot 48, Tract 5835) This item was continued to the next Council meeting. Item 6b PUD-85-S-4D, Application of Retail Property Development Company for desiqn review approval to construct a two-buildinq, approximately 35,900 sq. ft. retail commercial complex on approximately 3.2 acres located on the north side of Owens Driv~ approximately 400 feet east of the intersection of Chabot Drive and Owens Drive Mr. Swift presented his report (SR 89:288) regarding this project. Mayor Mercer declared the public hearing open on the application. James Heilbronner, project architect, 1600 S. Main Street, Walnut Creek,, presented a slide showing of the proposed project in varying elevations. Councilmember Mohr questioned the applicant about the height of the central structure and the landscaping. Councilmember Tarver questioned the applicant regarding signage and whether this use was regional. Mr. Heilbronner explained the landscaping program and indicated it was in compliance with Hacienda Business Park Guidelines. He then described the proposed signage and indicated the use of the site was "home" related, i.e. furnishings, etc., which is why it was named the "Home Center". Councilmember Brandes questioned the FAR and traffic impact of the center. He also indicated dissatisfaction with the architectural style. -8- 6-20-89
