161 <br /> <br /> There being no further testimony, Councilmember Brandes <br /> declared the public hearing closed. <br /> <br /> It was moved by Councilmember Mohr, and seconded by <br /> Councilmember Tarver, to adopt Resolution No. 89-279, approving <br /> the application of Ron and Susan Cote for regrading on a vacant <br /> single-family lot at 870 Montevino (Lot 33, Tract 5835), subject <br /> to the conditions listed in Attachment A to the staff report. <br /> The roll call vote was as follows: <br /> AYES: Councilmembers Mohr, Tarver and Brandes <br /> NOES: None <br /> ABSENT: None <br /> ABSTAIN: Councilmember Butler and Mayor Mercer <br /> <br /> Item 6f <br />Application of Ray Soronello for reqrading approval at 3088 <br />Crestablanca Drive (Lot 48, Tract 5835) <br /> This item was continued to the next Council meeting. <br /> <br /> Item 6b <br />PUD-85-S-4D, Application of Retail Property Development Company <br />for desiqn review approval to construct a two-buildinq, <br />approximately 35,900 sq. ft. retail commercial complex on <br />approximately 3.2 acres located on the north side of Owens Driv~ <br />approximately 400 feet east of the intersection of Chabot Drive <br />and Owens Drive <br /> Mr. Swift presented his report (SR 89:288) regarding this <br />project. <br /> <br /> Mayor Mercer declared the public hearing open on the <br />application. <br /> <br /> James Heilbronner, project architect, 1600 S. Main Street, <br />Walnut Creek,, presented a slide showing of the proposed project <br />in varying elevations. <br /> <br /> Councilmember Mohr questioned the applicant about the height <br />of the central structure and the landscaping. <br /> <br /> Councilmember Tarver questioned the applicant regarding <br />signage and whether this use was regional. <br /> <br /> Mr. Heilbronner explained the landscaping program and <br />indicated it was in compliance with Hacienda Business Park <br />Guidelines. He then described the proposed signage and indicated <br />the use of the site was "home" related, i.e. furnishings, etc., <br />which is why it was named the "Home Center". <br /> <br /> Councilmember Brandes questioned the FAR and traffic impact <br />of the center.
