MATTERS CONTINUED FOR DECISION <br /> Item 10a <br /> AP-90-2/PUD-89-22, Bren Company, Adoption of PUD Rezoning and <br /> Development Plan Approval for a ll2-Unit Sinqle-Family Residential <br /> Complex Located on a 13.7 Acre Site at the Northeast Corner of <br /> Santa Rita Road and Stoneridge Drive <br /> <br /> Mr. Swift presented his report (SR 90:165) regarding the <br /> matter. <br /> <br /> Ms. Martha Buxton, Bren Company, stated that she had worked <br /> with City staff regarding the conditions of approval and agree <br /> with all the conditions. With regard to Condition No. 11 on the <br /> construction of traffic signal, she commented that she realizes <br /> that the development will contribute to a portion of the impact <br /> that would require the traffic signal. She added that Bren would <br /> like to pay for its proportionate share, but since there is no way <br /> to share the costs proportionately, and in the interest of having <br /> the project approved, Bren would take the responsibility for that. <br /> She displayed some exhibits showing the one-story element <br /> representing 30% of the building, overall. She explained that the <br /> Company's preference is to have the project approved as is, but to <br /> address the concern of how it would look from Santa Rita Road, it <br /> would leave out approximately one acre on the corner of Santa Rita <br /> Road and Stoneridge Drive to keep the project back. She offered <br /> to answer any questions concerning the project .... <br /> <br /> Mr. Butler inquired if Bren agrees with the condition <br /> regarding the right turn lane. <br /> <br /> Ms. Buxton said yes. She added that the company's engineer <br /> worked with the City's engineering staff to make the right turn <br /> lane work and added landscaping to make it look attractive. <br /> <br /> Ms. Mohr asked Ms. Buxton if she had the chance to look at <br /> re-configuring the access to provide more frontage on Stoneridge <br /> Drive, thereby having a better access to the building. <br /> <br /> Ms. Buxton replied that she did not have the opportunity to <br /> look at that any further. She commented, however, that the houses <br /> from the corner on have very deep backyards and are farther back. <br /> <br /> Ms. Mohr expressed concern that by the time an eight or ten <br /> foot soundwall is built around that corner with two story houses <br /> behind it, a visual mass would be created. She suggested that to <br /> mitigate that, a building similar to the brown wooden building <br /> across Stoneridge Drive which faces the street, has no wall but <br /> has some landscaping around it could be built on the corner of <br /> Stoneridge Drive and Santa Rita Road. She commented that nobody <br /> would be interested in putting an office in that corner if access <br /> would be around the block through the residential area. She <br /> mentioned that she has received complaints that Pleasanton is <br /> becoming a city of walls and added that she would like to see <br /> one-story units on six corners.
