She asked Ms. Bengtson if these pieces <br />could be used as backstops or basketball half-courts. <br /> <br /> Ms. Bengtson stated that according to the Planning <br />Department, there is a total of 13,800 sq. ft. or about one-third <br />of an acre of unusable area in the back. Some of the open area <br />are associated with common areas that could not be used for <br />recreation. The dimensions of the other areas are not big enough <br />to place a play area or a half-court with enough buffering from <br />the residences without creating problems. <br /> <br /> Mr. Mercer inquired how far the five acre park is from the <br />site. <br /> <br /> Ms. Bengtson replied that it is about two blocks across <br />Stoneridge Drive, and the children will have to cross the street <br />to get there. <br /> <br /> Mr. Brandes stated that he has heard compliments about the <br />City's soundwalls, like the one on Valley Avenue which has <br />sufficient landscaping. He said that he has received numerous <br />calls from the members of the Pleasanton Meadows Homeowners <br />Association and other homeowners favoring the project. <br /> <br /> Ms. Karen Traci, Vice President of Pleasanton Meadows <br />Homeowners Association, stated that the homeowners whose <br />properties back up to the project have looked at the plan and have <br />approved of the renderings and concessions that Bren has made. <br />She added that the project will enhance the neighborhood, <br />considering all the other things that have been built around the <br />area. She requested Council to approve the project as it will be <br />an asset to the community. <br /> <br /> Ms. Mohr asked Ms. Traci to respond to an alternate use of <br />the corner. <br /> <br /> Ms. Traci answered that the corner should be developed with <br />the homes as they were originally presented because Pleasanton <br />already has so many vacant commercial buildings. She commented <br />that these may not be affordable to first time homebuyers, but <br />they are more affordable than the $500,000 homes that are being <br />built around town. <br /> <br /> Mr. Tarver stated that the area has been zoned high density <br />and the City would lose the opportunity for affordable housing by <br />putting the project there. <br /> <br /> Ms. Traci replied that there are other pieces of property in <br />the City like the Hacienda Business Park where affordable housing <br />could be built. <br /> <br /> - 19 - <br /> 4-17-90 <br /> <br /> <br />
