122 <br /> <br /> In connection with the conditio~ to retain the present <br /> maximum commercial/office/industrial floor area in the balance of <br /> the business park, Mr. Mercer inquired how much office space would <br /> be allowed on the site. <br /> <br /> Mr. Swift replied that there would be about 220,000 sq. ft. <br /> on this particular site and another 200,000 sq. ft. on Sites 27A <br /> and 27B. He added that the 11.7 million sq. ft. and the two <br /> residential housing projects in the Business Park can be achieved <br /> and still build each individual remaining lot at below what the <br /> maximum allowed Floor Area Ratio (FAR) is. <br /> <br /> Mr. Butler commented that the design of the project is good <br /> and the developers worked well with the neighboring homeowners as <br /> well. He pointed out that the difference between this and the <br /> Bren Company project is that while this is not a low-cost project, <br /> it helps to provide some of the housing that the City needs, and <br /> the location is good for this type of housing. <br /> <br /> Mr. Brandes indicated that he would support the project <br /> because the project is appropriate for the site, and the <br /> developers worked hard to meet the neighbors' concerns. <br /> <br /> Ms. Mohr stated that the mixed use project was proposed ten <br /> years ago and that she is pleased to see this housing project in <br /> the business park. <br /> <br /> It was moved by Mr. Butler, and seconded by Mr. Mercer, that <br /> Resolution No. 90-70 be adopted, approving GP-90-01, the <br /> application of The Prudential Insurance Company of America to <br /> change the General Plan Land Use Element on Lot 24A of the <br /> Hacienda Business Park, an approximately 12.4 acre site bounded by <br /> Stoneridge Drive, the Arroyo Mocho Canal, Tassajara Creek, and <br /> West Las Positas Boulevard from Business Parks (Industrial/ <br /> Commercial and Offices) to High Density Residential (8+ dwelling <br /> units per gross acre). <br /> The roll call vote was as follows: <br /> AYES: Councilmembers Brandes, Butler, Mohr and Mayor Mercer <br /> NOES: Councilmember Tarver <br /> ABSENT: None <br /> ABSTAIN: None <br /> <br /> It was then moved by Mr. Butler, and seconded by Mr. Mercer, <br /> that Ordinance No. 1456 be introduced, to be read by title only, <br /> and waiving further reading thereof, approving PUD-81-30-23M, the <br /> application of The Prudential Insurance Company of America to <br /> rezone Lot 24A of the Hacienda Business Park, an approximately <br /> 12.4 acre site bounded by Stoneridge Drive, the Arroyo Mocho <br /> Canal, Tassajara Creek, and West Las Positas Boulevard from the <br /> PUD-I/C-O District to the PUD-HDR District and to retain the <br /> present maximum Commercial/Office/Industrial floor area in the <br /> balance of the Business Park; and PUD-81-30-50D, the application <br /> <br /> - 14 - <br /> 3-20-90 <br /> <br /> <br />
