73

Mr. Swift pointed out that this is a PUD case and can be
acted upon on a case to case basis. He explained that Council has
done this with a number of North Pleasanton condominium projects
currently being used as rental units; those which have a large
number of studio and one-bedroom units as opposed to two- or
three- bedrooms have less than two parking spaces per unit.

Mr. Mercer indicated that it is important to look at
condominium conversions on an individual basis. He stated that
there seems to be no parking problems in the area; moreover, the
adjoining neighbor, who should be cognizant of the parking
situation there, mentioned that he was in favor of the project.

Ms. Mohr commented that units with this price range in a
central area is a great advantage to the City and that she would
like to see this kind of project in other places.

Mr. Tarver commended Mr. Marment for bringing a project like
this to Pleasanton and stated that he would like to see some
discussion on the possibility of maintaining a price range like
this on a long-range basis because of the need for affordable
housing.

It was moved by Mr. Brandes, and seconded by Ms. Mohr, that
Ordinance No. 1452 be introduced, to be read by title only and
waiving further reading thereof, approving PUD-85-20-3M, the
application of George Marment for a major modification to a
development plan for an existing 12-unit residential apartment
complex located at 195 Old Bernal Avenue and 50-78 Peters Avenue
to provide for the elimination of an access easement and seven
parking spaces previously required for a proposed condominium
conversion.
The roll call vote was as follows:
AYES: Councilmember Brandes, Mohr, Tarver and Mayor Mercer
NOES: None
ABSENT: Councilmember Butler
ABSTAIN: None

Item 6f
Resolution Making Application to LAFCO for Annexation No. 134 (174
Acres) Located on the West Side of Foothill Road (Moller)

Mr. Elliott presented his report (SR 90:48) regarding the
matter.

Mr. Mercer declared the public hearing open on the
application.

Mr. Don Wallace, son-in-law of Mr. and Mrs. Moller and their
representative in this application, stated that he would answer
any questions regarding the matter.

-15-
2-6-90
