80 <br /> <br /> Item 6b ' <br /> PUD-89-18, Application of Orion Homes/Westbrook Property for <br /> Planned Unit Development Rezoninq and Development Plan Approval to <br /> Subdivide an Approximately Nine Acre Site Located at 10890 Dublin <br /> Canyon Road into 16 Single-Family Residential Lots and One <br /> Remainder Parcel <br /> <br /> Consider Adoption of a Negative Declaration <br /> <br /> Mr. Swift presented his report (SR 90:51) regarding the <br /> matter. <br /> <br /> Ms. Mohr stated that Mr. Ken Gooch is her client on another <br /> property in town and that she would not participate in the <br /> discussion due to a conflict of interest. <br /> <br /> Mr. Mercer declared the public hearing open on the <br /> application. <br /> <br /> Mr. Ken Gooch, One Peters Avenue, stated that he has read the <br /> staff report and accepts the conditions of approval. He explained <br /> the project and the changes that have been made in response to the <br /> concerns expressed by the Design Review Board and the Planning <br /> Commission. <br /> <br /> Mr. Mercer thanked Mr. Gooch for the comprehensive packet <br /> which made the project easier to understand. <br /> <br /> Mr. Richard Dwyer, 10705 Dublin Canyon Road, part of whose <br /> property is adjacent to the west side of the development site, <br /> indicated that he is in favor of the project. He stated that <br /> aesthetically, it would soften the high density to the east of the <br /> development. With regard to the negative comments about the <br /> traffic, he pointed out that Dublin Canyon Road presently has a <br /> tremendous amount of non-local traffic. The addition of some <br /> local traffic could eliminate some cars that run 60 miles per <br /> hour. <br /> <br /> There being no further testimony, Mr. Mercer declared the <br /> public hearing closed. <br /> <br /> Mr. Tarver stated that the staff report does not mention <br /> anything about the traffic other than that many units would not <br /> cause any significant impact. He recalled that when the Canyon <br /> Meadows development was approved, there were some questions <br /> regarding the traffic at the intersection of Dublin Canyon Road <br /> and Foothill Road. <br /> <br /> Mr. Swift replied that that has been mitigated with the <br /> construction of the Stoneridge Drive/I-680 interchange. <br /> <br /> -10- <br /> 2-6-90 <br /> <br /> <br />
