114

It was moved by Ms. Mohr, and seconded by Ms. Scribner, that
Resolution No. 91-52 be adopted, approving WA-90-1-1M, the
application of A-M Homes to extend the one-year time frame to two
years for the applicant to secure final subdivision map approval,
while requiring payment of cancellation-related fees by the
original deadline, for the Garms Ranch development located at 4400
Foothill Road, as set forth in the Staff Report.
The roll call vote was as follows:
AYES: Councilmembers Butler, Mohr, Scribner and Mayor Mercer
NOES: Councilmember Tarver
ABSENT: None
ABSTAIN: None

Item 6c
Case PUD-91-1/Hacienda Mini-Storaqe, Lee Reid and Jim Myers,
Application for Development Plan Approval to Allow the Construction
of a Two-Story, Four-Buildinq Mini-Storaqe Facility TotallAma
58,422 Square Feet on a 1.38 Acre Site Located at 3722 Old Santa
Rita Road (SR 91:122)

Consider Adoption of a Neqative Declaration

Mr. Mercer declared the public hearing open on the
application.

Mr. A1 Dutchover, 450 Main Street, representing the
applicants, stated that he concurred with the Staff Report with the
exception of Condition No. 8, which, as agreed upon at the Planning
Commission meeting,'should read: "The final driveway design shall
be provided for review and approval by the Director of Planning
prior to issuance of a building permit."

Ms. Mohr inquired if the landscaping along the property line
with the parking lot for the movie theater are shrubs or trees and
if their mature height would be equal to or higher than the
building.

Mr. Dutchover replied that there is an eight-foot high chain
link fence with redwood slats along the rear property line. He
added that the theater's side of the property line would have
flowering pear trees and that the eucalyptus trees on the
applicant's side would grow to about 35 to 40 feet high.

Ms. Scribner expressed concern that the driveway entrance of
30 feet tapering down to 24 feet would not be wide enough for
trucks or vans that typically use the storage buildings. She also
asked Mr. Dutchover if he had samples of the building's colors.

- 8 -
4-2-91
