113

Item 6b
WA-90-1-1M. A-M Homes. Application to Extend the One-Year Time
Frame to Two Years for the Applicant to Secure Final Subdivision
Map Approval for the Garms Ranch Development Located at 4400
Foothill Road (SR 91:133)

Mr. Mercer declared the public hearing open on the
application.

Mr. Tom Quaglia, A-M Homes, 577 Salmar Avenue in Campbell,
concurred with the findings and recommendation of the Staff Report
extending the submission date of the final subdivision map to June
1992 but retaining the one-year time frame for paying the
cancellation fee. He indicated that A-M Homes received its
tentative map at the end of February and is currently working on
the completion of the final map.

There being no further testimony, Mr. Mercer declared the
public hearing closed.

Ms. Scribner inquired if the project has Growth Management
approval and, if so, if the extension for the submission of the
final subdivision map would affect that approval.

Mr. Swift replied that the project has Growth Management
approval and that the extension would not impact when such approval
would otherwise lapse.

Ms. Mohr commented that extensive geological and geotechnical
investigations are necessary for development along Foothill Road
and that it would be worth extending the time frame to ensure that
a'thorough analysis is done.

Mr. Tarver indicated that for consistency, he would not be
voting in favor of the extension since he was opposed to the
cancellation of the Williamson Act contract for the project.

Mr. Butler stated that this is not as critical as other issues
and that he was not opposed to granting the extension.

- 7 -
4-2-91
