77 <br /> <br /> Mr. Swift commented that $176,000 would be too high for a <br />townhouse project that would have Homeowners Association dues in <br />addition to the cost of the unit. <br /> <br /> Mr. Alborzi stated that affordable units could probably be <br />accommodated by converting some of the units to two bedrooms and <br />reducing their sizes without changing the site configuration and <br />design. <br /> <br /> Ms. Mohr inquired if Sunwest has considered holding some of <br />the units for rental. <br /> <br /> Mr. Alborzi replied that all the units are designed to be sold <br />upon completion; however, depending on the market situation at the <br />time the units go on sale, it is possible that units that do not <br />sell would be rented out. <br /> <br /> Ms. Scribner inquired what the density of the plan would be <br />with the addition of two units. <br /> <br /> Mr. Alborzi replied that the density would be about 12 units <br />to an acre. He then requested Council to approve the project, <br />subject to the condition that his staff meet with City staff to <br />consider the possibility of having some affordable units. <br /> <br /> Mr. Mercer asked Mr. Alborzi if the company would be willing <br />to pay the Affordable Housing fee should it not be feasible to <br />include affordable housing units in the project. <br /> <br /> Mr. Alborzi said yes. <br /> <br /> There being no further testimony, Mr. Mercer declared the <br />public hearing closed. <br /> <br /> Mr. Tarver stated that he would prefer to have affordable <br />units included in projects rather than have the fees. He proposed <br />that a condition be added to the Conditions of Project Approval <br />indicating that the applicant would work with City staff to include <br />four units at the upper end of the moderate-income level and that <br />if having those units is not possible, the project would come back <br />to Council for reconsideration. <br /> <br /> Mr. Butler commented that this could affect Growth Management <br />approval for the project. <br /> <br /> Mr. Swift stated that the condition could be clarified to <br />indicate that if the applicant is able to work out a plan to <br />include the four affordable units prior to the submittal of the <br />tentative map, staff would proceed with the Growth Management <br />application; otherwise the project would have to come back to <br /> <br /> - 7 - <br /> 3-19-91 <br /> <br /> <br />
