Mr. Mercer replied that the granny flats would be built above <br /> the garage of the front townhouses, which would sell for $176,000. <br /> The buyer of the townhouses would then be able to rent out the <br /> granny flat at $595 a month. He indicated that while the project <br /> has been approved, some problems with its financing may prevent it <br /> from being constructed. He told Mr. Doda that the Staff Report on <br /> the matter is available at the City offices. <br /> <br /> 6. PUBLIC HEARINGS <br /> Item 6a <br />PUD-90-17, Sunwest Horizon, Application to Rezone Approximately <br />'2.3 Acres of Land from the Aqricultural Zoninq District to the PUD <br />- Hiqh Density Residential District and to Approve a PUD <br />~evelopment Plan for the Construction of 27 Two-Story Townhomes, <br />Located Generally East of the Old Santa Rita Road/Santa Rita Road <br />Street Intersection (SR 91297) <br /> <br /> Mr. Mercer declared the public hearing open on the <br /> application. <br /> <br /> Mr. Amir Alborzi, representing Sunwest Horizon, stated that <br /> his staff met with staff to redesign the project. The new plan has <br /> the units farther away from the street, additional side parking, <br /> and the recreational area in front of the project. He added that <br /> the project's sound engineer indicated that the noise level behind <br /> an eight-foot soundwall would be about 68 decibels, as opposed to <br /> a ten-foot wall's 65 decibels. <br /> <br /> Ms. Mohr asked Mr. Alborzi if he had samples of what the <br /> soundwall would look like, to determine if it would be compatible <br /> with the existing wall. <br /> <br /> Mr. Alborzi replied that the color of the soundwall would be <br /> the same as that of the building, for which he has sample color <br /> chips. He commented that the color of the wall on the north side <br /> of the project cannot be seen because of the vines that have grown <br /> on the wall. <br /> <br /> Mr. Tarver asked Mr. Alborzi if staff discussed with him the <br /> possibility of getting any affordable units in the project and if <br /> he had any objection to providing such units. <br /> <br /> Mr. Alborzi replied that the matter was not discussed in <br /> detail but that since his company aims to bring housing at the <br /> entry level, they would be willing to look at that possibility.
